JOB OVERVIEW

Role: Operations Specialist/Manager, full-time
Salary: $500-900+/per month, based on experience
Schedule: 40-50 hours/week, PST time zone (hours TBD, sometime between 8am and 10pm)

What We're Looking For:

- Great Communicator: You possess exceptional communication skills that extend from interacting with guests to collaborating with team members, vendors, and your manager. Fluency in English is a must. You can answer questions directly and efficiently and provide succinct answers.
- Self Starter: You take direction and feedback and know how to execute with precision with little to no oversight. You have wonderful critical thinking and problem-solving skills—you can think outside the box and see the big picture.
- Flawless Executor: You are more focused on getting it right and the impacts it will have when it comes to tasks rather than just checking it off your list to move on to the next task.
- Experienced Airbnb Professional: Your track record includes a substantial background in managing Airbnb listings, optimizing pricing, and delivering top-notch guest experiences.
- Listing Maestro: Crafting attractive and appealing property listings that are optimized that capture potential guests’ attention is in your wheelhouse.
- Tracking Expert: You have systems to track everything from inventory to claims submissions to homeowner payouts. You do all of this with precision.

**Key Responsibilities:**
- Serve as the right hand to the CEO: provide high-level support in managing day-to-day operations, strategic initiatives, and organizational priorities. This includes running company meetings, drafting briefs with information and recommendations for the CEO to make decisions, prioritizing and deprioritizing tasks for the CEO to dedicate time to based on organizational priorities, etc.
- Build, manage, and lead a team of handymen, cleaners, maintenance personnel, and eventually other VAs. Must have experience interviewing and hiring.
- Manage and optimize property listings on platforms like Airbnb, VRBO, and others.
- Conduct thorough vetting of team members to ensure quality service delivery.
- Manage the day-to-day operations of our properties, including guest communications, reservations, check-ins and check-outs.
- Monitor and coordinate property cleaning and maintenance to ensure properties are well maintained and ready for our next guest arrival.
- Implement dynamic pricing strategies to optimize rental income.
- Keep track of property-related finances and maintain accurate records including reconciling accounts.
- Address guest concerns and resolve issues in a timely and professional manner.
- Screen potential guests
- Continuously improve property listings and guest experiences.

**Qualifications:**
MUST be former AIRBNB employee
MUST have short term property management experience outside of Airbnb (25+ properties)

- EXCEPTIONAL attention to detail and EXCELLENT organizational skills.
- A self-starter with exceptional critical thinking skills.
- Proven experience in Airbnb property management or related roles.
- Strong understanding of the short-term rental market and guest expectations.
- Strong understanding for Airbnb Claims/review removal
- Excellent command of English, both written and verbal.
- Proficiency in property management platforms (Hospitable) and Microsoft suite.
- Problem-solving abilities and a customer-centric mindset.
- Marketing and social media skills for property promotion are desirable.
- Available to work flexible hours, including weekends and holidays.
