### **Role Overview:**
As a Virtual Assistant for Air Agent Properties, you will be a key player in supporting the operational side of our property deal sourcing and rent-to-rent social housing activities. You will assist with lead generation, property analysis, tenant management, and administrative tasks, ensuring that the business runs efficiently. ### **Key Responsibilities:**
#### **Property Deal Sourcing Support:**
- **Lead Generation & Prospecting:**
- Research and generate leads from property portals, auctions, and listings to identify potential deal opportunities.
- Contact property owners, sellers, and agents to gather information and schedule viewings.
- **Market & Property Research:**
- Research property markets, analyse trends, and gather data on property values, rental yields, and neighbourhood comparisons.
- Provide insights into investment opportunities based on market analysis.
- **CRM Management & Data Entry:**
- Maintain an up-to-date CRM system with property details, lead status, and communication history.
- Track and organize property sourcing activities, ensuring smooth follow-ups and action plans.
- **Communication & Scheduling:**
- Handle incoming
- Schedule property viewings, meetings, and calls for the team.
- **Report Generation & Analytics:**
- Assist with preparing reports on lead generation performance, conversion rates, and overall property sourcing efforts.
- Track key performance metrics and ensure sourcing efforts align with business goals.
#### **Rent-to-Rent Social Housing Support:**
- **Tenant Sourcing & Onboarding:**
- Advertise available rental properties on multiple platforms, including social media and property portals.
- Screen tenant applications, handle reference checks, and ensure all paperwork is completed for new tenants.
- **Property Management & Communication:**
- Coordinate maintenance and repair requests, liaising with contractors and tenants to resolve issues.
- Serve as the point of contact for tenants' day-to-day inquiries, complaints, and requests.
- **Rent Collection & Payment Tracking:**
- Track rent payments, send reminders for overdue rent, and follow up with tenants to ensure timely payments.
- Maintain accurate records of rental income and financial transactions related to each property.
- **Legal & Compliance Documentation:**
- Ensure that all properties meet the required safety standards and legal regulations.
- Maintain and organize property-related documents, including tenancy agreements, safety certificates, and insurance policies.
- **Property Viewings & Scheduling:**
- Organize property viewings for prospective tenants, communicate rental terms, and facilitate the tenant selection process.
#### **Council & Social Housing Provider Engagement Support:**
- **Research & Relationship Building:**
- Research and identify local councils and social housing providers that may be interested in rent-to-rent agreements.
- Assist with contacting and establishing relationships with key stakeholders within councils and social housing organizations.
- **Bid Preparation & Tendering Support:**
- Assist with gathering information and preparing documentation for tender submissions to councils and housing providers.
- Track opportunities for rent-to-rent agreements with councils and keep the team updated on new developments.
- **Follow-up & Communication:**
- Ensure timely follow-ups with councils, social housing providers, and housing officers to build and maintain professional relationships.

### **Required Skills & Qualifications:**
- **Experience:**
- Previous experience in a virtual assistant role, administrative support, or property management is preferred.
- Basic knowledge or willingness to learn about the UK property market, property sourcing, and social housing.
- **Skills:**
- Strong research and analytical skills.
- Excellent written and verbal communication skills.
- Highly organized with the ability to manage multiple tasks simultaneously.
- Proficient in Microsoft Office, Google Workspace, and CRM tools (experience with property-related platforms is a plus).
