We seek a dedicated Maintenance Coordinator to join our team and contribute to our mission of enhancing property value and tenant satisfaction.



Responsibilities:


Maintenance Coordination:

- Oversee general maintenance and coordinate specialized vendor services as required.
- Troubleshoot minor maintenance issues to determine if in-house staff or third-party vendors should be deployed.
- Manage and schedule repairs, ensuring efficient resolution and high-quality service.
- Utilize Property Meld to communicate directly with tenants and vendors, facilitating transparent and direct interaction.


Vendor and Project Management:

- Source and evaluate vendors, obtaining estimates and adding new vendors to our systems.
- Negotiate pricing where applicable, aiming to optimize costs while maintaining service quality.
- Coordinate with in-house maintenance teams and external contractors to ensure timely completion of work.


Reporting and Performance Monitoring:

- Monitor and report on key performance indicators such as speed of repair, tenant satisfaction ratings, response times, and cost management through Property Meld.


Tenant Relations:

- Manage tenant interactions primarily through Property Meld to ensure all communications are logged and actionable.
- Provide exceptional customer service, addressing tenant needs and ensuring satisfaction with maintenance efforts.


Emergency Management:

- Handle maintenance emergencies during business hours, with management taking over after hours.
- Develop protocols to ensure quick response and effective resolution of emergency maintenance issues.


Essential Qualifications:

- Experience: Prior experience as a Maintenance Coordinator, preferably within a property management or real estate setting. Familiarity with general maintenance tasks and vendor management is essential.
- Technical Skills: Proficiency in using property management software such as Buildium, Property Meld, and GoHighLevel CRM.
- Communication Skills: Excellent written and verbal communication skills, with the ability to clearly convey repair needs and coordinate effectively between tenants, vendors, and management.
- Problem-Solving Skills: Strong analytical abilities and problem-solving skills to handle maintenance issues efficiently and devise effective solutions.
- Organizational Skills: Exceptional organizational and time-management skills, capable of managing multiple tasks simultaneously under tight deadlines.


Working Conditions:

- This position is fully remote and requires the Maintenance Coordinator to be available during US Central Time hours. The role includes standard working hours with potential for occasional weekend and evening work to address urgent maintenance issues.
