Main Duties and Responsibilities:
1. Inspect different areas of the property, along with contractual supervisors
2. Renewal of preventive maintenance contracts
3. Renewal of government permits
4. Coordinate Fire / Earthquake Drill
5. Sign checklist / building forms
6. Implement House Rules or Regulations
7. Ensure efficient problem reporting and complaints handling
a. Log problems in Customer Help Desk
b. Assign to person responsible
c. Superior of PM to inspect when done
d. Give or ask feedback from the customer re: action taken
8. Conduct tenant /merchant calls
9. Send out circular /memo regarding new rules to be implemented or any upcoming events
10. Send out survey forms
11. Prepare operating and capital expenditures budget
12. Monitor income and expenses of the property to ensure that they are within budget
13. Minimize project costs and ensure quality of work by careful selection of contractors
14. Come up with cost reduction measures through Enercon and Water Conservation Program
15. Request for Payment (RFP) processing (Ensure accurateness of invoice received)
16. Petty Cash Replenishment
17. Coordinate with staff regarding building concerns
18. Attend staff meeting
19. Prepare and facilitate Board Meeting
20. Coordinate and Facilitate Monthly Board Meetings and Annual Membership Meeting
