Property Manager | Maintenance Coordinator | Property Management VA
-Proficient in utilizing various property management software and platforms, including MEDS, OneSite, Yardi, Propertyware, Entrata, Property Meld, Appfolio, Buildium, Salesforce, and Sharepoint.
-Run maintenance report and set follow up dates for each work orders.
-Prepare and send estimates and proposals to HOA or homeowners for approval.
-Generate property, tenant status, delinquency, summary, and owner statement/ income reports.
-Use Mhelpdesk and Service Titan for maintenance dispatch and management.
-Respond to inquiries from tenants, owners, and other stakeholders promptly and professionally.
-Manage work orders, schedule repairs, and approve invoices for maintenance activities.
-Maintain a low delinquency rate and manage property budgets effectively.
-Lead the tenant turnover process, ensuring vacant units are prepared for new tenants.
-Ensure all properties comply with legal requirements and regulations.
-Track and document all work performed on properties, maintaining accurate records.
-Handle legal matters such as sending late rent notices, filing for collections, and scheduling evictions.
-Differentiate between varying levels of urgency regarding maintenance issues and take appropriate action based on guidelines.
-Manage move-out processes, including handling security deposit returns.
