Location: Remote | Hours: Full-Time

About the Role:

We are seeking a detail-oriented and resourceful Virtual Assistant to help research, vet, and analyze potential short-term rental (STR) properties for Airbnb. Your main responsibility will be to identify profitable rental opportunities, evaluate market trends, and assist in compiling reports that help us make data-driven investment decisions.

Responsibilities:
• Research and identify potential short-term rental properties (Airbnb, Vrbo, etc.).
• Analyze market trends, occupancy rates, and revenue projections using STR tools.
• Evaluate property features, zoning laws, and Airbnb regulations in target markets.
• Contact property owners, agents, and property managers for details.
• Organize findings into spreadsheets/reports for easy review.
• Assist in comparing traditional vs. STR rental profitability.
• Provide recommendations based on cash flow, ROI, and demand metrics.

Requirements:
• Experience with STR research (AirDNA, Mashvisor, or similar tools is a plus).
• Strong analytical and Excel/Google Sheets skills.
• Ability to vet properties based on rental regulations and market trends.
• Excellent written and verbal communication skills.
• Self-motivated and able to work independently.
• Experience in real estate, property management, or Airbnb operations is a plus.
