JOB OVERVIEW

Job Overview:
We are seeking an organized and responsive individual to manage Airbnb guest communication, collaborate with cleaners, and ensure that minor property improvements are addressed promptly. The ideal candidate will possess strong communication skills, be proficient in QuickBooks for financial management, and have marketing experience to drive the success of our Airbnb listings.
Key Responsibilities:
1. Airbnb Guest Communication:
o Respond promptly and professionally to all guest inquiries, bookings, and communication through Airbnb’s messaging platform.
o Address guest concerns or issues during their stay, aiming to resolve problems quickly to ensure positive reviews and a high guest satisfaction rate.
o Coordinate check-in/check-out procedures, providing clear instructions to guests and ensuring smooth transitions.
o Gather and address guest feedback to continually improve the guest experience.
2. Coordination with Cleaners:
o Communicate regularly with cleaning staff to ensure properties are prepared for incoming guests in a timely manner.
o Provide detailed cleaning checklists, ensuring that all areas of the property meet the highest cleanliness standards before each new booking.
o Confirm that properties are cleaned to satisfaction after guest departures, with special attention to high-traffic areas and guest-specific requests.
o Monitor inventory of cleaning supplies and coordinate restocking when necessary.
3. Minor Property Improvements:
o Coordinate with maintenance personnel or contractors to fix minor issues and repairs, ensuring the property remains in excellent condition for guests.
o Proactively identify and address potential issues (e.g., lighting, plumbing, appliances) to avoid negative guest experiences.
o Maintain a list of reliable vendors and handymen for quick resolutions of any minor repairs or improvements needed.
o Ensure the property remains aesthetically appealing and fully functional, from both a guest and operational perspective.
4. Financial Management with QuickBooks:
o Maintain accurate financial records for Airbnb properties using QuickBooks, tracking income, expenses, and profits.
o Generate financial reports, such as income statements and balance sheets, to monitor business performance.
o Process payments, refunds, and other financial transactions.
o Manage tax-related information and ensure it is accurately recorded and reported.
5. Marketing & Promotions:
o Create and implement marketing strategies to drive bookings, such as social media campaigns, special promotions, and listing optimization.
o Optimize Airbnb listings with engaging content, high-quality photos, and SEO-driven descriptions to improve visibility and ranking.
o Monitor and analyze booking trends, guest behavior, and competitive pricing to identify opportunities for improving property listings.
o Design promotional offers and pricing strategies to attract new guests and encourage repeat bookings.
6. Administrative Support:
o Maintain organized records of guest communications, property maintenance, financial transactions, and marketing efforts.
o Track and update property listing availability, descriptions, rates, and special offers.
o Ensure smooth operations by maintaining a calendar of upcoming bookings, cleaning schedules, and maintenance needs.
Skills & Qualifications:
• Proven experience in managing Airbnb properties, guest communication, and property management.
• Strong knowledge of QuickBooks or similar accounting software for financial tracking.
• Experience in digital marketing and social media management to promote Airbnb listings.
• Excellent written and verbal communication skills, with a strong customer service focus.
• Ability to effectively manage vendors and service providers (e.g., cleaners, maintenance staff).
• Strong problem-solving skills, with the ability to resolve guest concerns and address minor property repairs.
• Detail-oriented, with excellent organizational and multitasking abilities.
• Comfortable using technology and learning new platforms and tools.
• High school diploma required; a degree in hospitality, business, marketing, or a related field is a plus.
Preferred:
• Experience with Airbnb's internal tools, pricing management, and performance analytics.
• Basic knowledge of SEO principles to optimize listings for better search visibility.
• Experience managing property maintenance and repairs, including working with contractors and vendors
