Virtual Assistant – Land Acquisitions & Seller Outreach / Disposition (Buyer Outreach & Marketing)

Job Title: Virtual Assistant – Land Acquisitions & Seller Outreach
Location: Remote
Salary: $500 - $700/month
Hours: Full-time (40 hrs/week)
Responsibilities:
• Research and scrape landowner data from Zillow, Redfin, LandWatch, and PropStream.
• Skip trace owner contact details using Batch Leads or REISift.
• Cold call and text landowners using Mojo Dialer, CallTools, or Launch Control.
• Prequalify sellers by asking about their land, ownership history, and motivation to sell.
• Input all seller leads into the CRM (Upgrade to see actual info or Podio) and update statuses.
• Follow up with unresponsive leads via calls, texts, and emails.
• Schedule appointments for you to negotiate and finalize contracts.
• Market land contracts on Facebook Marketplace, Craigslist, Upgrade to see actual info, and investor groups.
• Cold call builders, developers, and real estate investors to find buyers.
• Manage buyer email lists and send weekly email blasts via MailChimp or ActiveCampaign.
• Handle buyer inquiries and schedule calls with potential investors.
• Track offers and update CRM with buyer details and negotiation notes.
• Coordinate with title companies to ensure smooth double closings.

Requirements:
• Previous experience in real estate wholesaling, cold calling, or lead generation.
• Fluent English speaking and writing skills.
• Experience using Mojo Dialer, Launch Control, and PropStream is a plus.
• Strong negotiation and follow-up skills.
• Experience in real estate investment, buyer outreach, or sales.
• Knowledge of Facebook Marketplace, Upgrade to see actual info, and investor forums.
• Excellent communication and negotiation skills.
• Ability to manage multiple buyers and contracts at once.
