Job Summary
We are seeking a highly organized, tech-savvy, and creative Short-Term Rental (STR) Operations Specialist to streamline client onboarding, manage new and existing rental listings, enhance property marketing, and oversee day-to-day operations. In addition to strong communication and operational skills, experience in video and photo editing for social media and listing enhancements is essential. Success in this position also requires robust vendor management capabilities—you will be responsible for locating and coordinating the proper contractors, ensuring tasks are completed efficiently and on time.
Key Responsibilities
1. Onboarding Process
Client Onboarding: Streamline and manage the client onboarding process for new short-term rental listings.
Collaboration: Work closely with tea
2. STR Operations & Systems
Ownership & Efficiency: Take full responsibility for building and reviewing operational systems, focusing on speed, quality, and effectiveness.
Listing Creation & Management: Create and manage property listings on platforms such as Airbnb, Vrbo and other OTAs.
Guest Communication: Oversee the setup of automated messaging and handle escalated guest concerns as needed through Guesty.
Documentation & Organization: Maintain internal STR documentation and keep files organized, up to date, and accessible in Google Drive.
3. Vendor Management & Logistics
Locating Contractors: Identify, vet, and coordinate with local contractors—such as cleaners, handymen, plumbers, and electricians—to maintain and prepare properties.
Project Coordination: Oversee property repairs, maintenance, and improvement projects from start to finish, ensuring all tasks are completed on schedule and within budget.
Negotiation & Communication: Serve as the primary point of contact for contractors, negotiating pricing and timeline while upholding quality standards.
Logistical Oversight: Manage the logistics of each job—scheduling, material sourcing, and follow-up—to guarantee timely project completion.
4. Marketing & Content Creation
Video & Photo Editing: Use editing tools (e.g., Adobe Premiere Pro, Final Cut Pro, iMovie, Photoshop, Canva) to produce high-quality images and promotional videos for listings and social media.
Brand & Social Media Presence: Collaborate with the marketing team to create engaging content on platforms like Instagram,
SEO & Web Content: Complete an SEO course, apply learned techniques to improve site visibility.
Google My Business: Manage offerings, posts, and updates to increase organic reach and brand awareness.
5. Technology & Workflow Optimization
Wix: Regularly update and manage Relaxed Stays’ website, ensuring all information is current and on-brand.
Continuous Improvement: Evaluate existing processes and propose new solutions to enhance operational efficiency.

Requirements
Platform Expertise: Strong experience with short-term rental platforms (Airbnb experience is a plus; former Airbnb employees are highly valued).
Tech & Problem-Solving: Comfortable adopting new technologies and leveraging them to optimize operations.
Operational Coordination: Proven ability to coordinate housekeeping, maintenance, and other vendors for timely property turnover.
Vendor Management: Ability to locate and vet contractors, negotiate terms, and manage ongoing relationships.
Video & Photo Editing: Demonstrable skill in creating engaging property visuals for online listings and social media.
Wix Skills: Skilled at updating, modifying, and managing website content and design.
Communication Skills: Excellent command of English, strong verbal and written skills.
Availability: Able to work during USA Eastern Time hours as scheduled.
SEO & Wix Fundamentals: Knowledge of on-page SEO best practices and site optimization.
Preferred Qualifications
Previous experience in client onboarding or account management in a related field.
Experience with property inspection and inventory management for STR operations.
Familiarity with scheduling tools for housekeeping or maintenance.
Proven track record of writing SEO-optimized blog posts and managing website content on Wix.
Strong interpersonal skills, with a friendly and optimistic attitude.
