Role Description:
Mortgage associates, also known as Mortgage Loan Officers or Mortgage Brokers, are typically responsible for managing the mortgage application process from start to finish. Their role encompasses a wide range of responsibilities throughout the entire mortgage transaction.
Key Responsibilities:
1. Client Consultation:
Meet with prospective borrowers to understand their financial goals, homeownership needs, and preferences.
Explain the mortgage process, various loan products, and associated costs to clients.
2. Pre-Qualification:
Assess the financial qualifications of borrowers, including creditworthiness, income, serviceability on Quickli & 5 Cs in lending.
Provide pre-qualification letters to assist clients in their home search.
3. Mortgage Product Selection:
Educate clients about different mortgage products, interest rate options, and down payment requirements.
Assist clients in selecting the most suitable mortgage product based on their financial situation and goals.
4. Application Collection:
Assist clients in completing mortgage applications and gather all required documentation, including pay slips, tax returns, bank statements, and credit reports.
5. Credit Analysis:
Review clients' credit reports and scores to identify any issues and advise on improving credit if necessary.
6. Loan Structuring:
Work with clients to structure their loans to meet their specific needs and preferences, such as fixed or adjustable rates and loan terms.
7. Compliance and Disclosure:
Ensure that all lending activities comply with federal and state regulations, including providing clients with required disclosure documents such as the Loan Estimate and Closing Disclosure.
8. Rate Lock:
Explain the interest rate lock-in process to clients and assist them in securing favourable interest rates when needed.
9. Application Submission:
Submit completed mortgage applications and supporting documentation to underwriters for review and approval.
10. Communication:
Maintain consistent communication with clients, real estate agents, and other parties involved in the transaction to keep everyone informed of the loan's status.
11. Problem Resolution:
Address any issues or concerns that arise during the application process and work to find solutions to move the transaction forward.
12. Negotiation:
Negotiate mortgage terms and conditions with clients, lenders, and other stakeholders in the transaction.
13. Home Inspection & Cross Referrals:
Assist clients in arranging property inspections, appraisals, and other due diligence activities like pest and building & insurance referrals.
14. Settlement Preparation:
Coordinate the closing process, ensuring all required documents and funds are in place for a smooth settlement.
15. Documentation:
Maintain organized and complete records of all client interactions, loan files, and correspondence.
16. Post-Closing Follow-up:
Provide clients with post-closing support and address any questions or issues that may arise after the mortgage transaction is complete such as direct debit, correct offset accounts.
17. Networking and Marketing (if applicable):
Promote mortgage services to potential clients through marketing efforts, networking, and referrals from past clients and business partners.
18. Continuous Education:
Stay updated on industry trends, mortgage market changes, and lender policies to provide clients with the most current and relevant information.
Qualifications
Must have Australian Mortgage Associate Experience.
Strong communication and interpersonal skills for effective client interaction.
Proficiency in financial planning software and tools.
Analytical skills for data analysis and report preparation.
