Job Title: SMS Marketing Manager – Land Investing

Company Overview:
Pine Rose Lands is a fast-growing land investment company focused on acquiring and selling land across the U.S. We’re looking for a high-energy, confident, and driven SMS Marketing Manager to take ownership of our outbound texting program. This role is ideal for someone who thrives in a fast-paced sales environment, can handle rejection with a smile, and knows how to convert conversations into deals—both over text and phone calls.

Job Description:
This role is all about engagement, persistence, and conversion. You’ll be managing high-volume outbound SMS campaigns, responding quickly to seller inquiries, qualifying leads, and handing off warm leads to our acquisitions team. But this isn’t just blasting out messages—you need to think on your feet, write like a real person, and engage in natural, deal-making conversations. If a seller calls, you need to confidently pick up the phone, build rapport, and guide the conversation.

Responsibilities:
Own and build out the SMS marketing program from the ground up.
Execute mass outbound texting campaigns to generate land acquisition leads.
Respond to inbound seller inquiries immediately with engaging, natural conversation.
Qualify leads, confirm seller motivation, and gather property details.
Handle objections, keep the conversation alive, and convert skeptical sellers into warm leads.
Pass qualified leads to the acquisitions team for further negotiation.
Track campaign performance and continuously refine messaging for better response rates.
Ensure compliance with SMS marketing regulations and best practices.
Utilize the Roar SMS platform (experience preferred, but not required).

Who You Are:
Fluent in English (written and spoken) with exceptional conversational skills.
Confident, high-energy, and positive—you can handle rejection and keep going strong.
Thick-skinned and persistent—cold outreach means hearing "no" a lot, and that doesn’t faze you.
Quick thinker—you can adapt responses on the fly instead of relying on canned messages.
Great on the phone—some sellers will call instead of text, and you need to win them over fast.
Self-starter—this role doesn’t exist yet, and you’ll need to own it and build it from scratch.

Compensation:
$1200 monthly base salary + $100 commission per contract signed and closed. Estimating a minimum of 4 per month.
Performance-based increases and long-term growth opportunities.
