Vista Stays is a premier provider of self-catering short-term rentals in Manchester, UK. We specialise in high-quality, flexible accommodation for contractors, business professionals, and individuals relocating to the area. Our goal is to offer an exceptional hospitality experience, providing fully equipped properties that feel like a home away from home.

As we continue to expand, we are now looking for a Revenue Manager to help optimise our booking strategies and drive revenue growth.

About the Role:

Vista Stays is seeking a Revenue Manager to spearhead our sales and booking strategies, ensuring we maximise occupancy and revenue across our portfolio.

This role is ideal for someone with a proactive mindset who thrives in a dynamic, fast-paced environment.

How Much Can You Earn?

$700 - $900 plus 1% commission on bookings
Full-time role, flexible 30 hours per week plus overtime (9 am - 5 pm UK Time)
Performance reviews every 3 months

The Role Will Involve:

As a Revenue Manager, your responsibilities will include:

1. Lead Generation & Conversion

Developing and executing innovative strategies to generate high-quality leads for vacant properties.
Engaging potential guests and clients through targeted outreach campaigns to secure bookings.
Maintaining a database of leads and following up with potential clients to convert inquiries into confirmed bookings.
2. Creative Booking Solutions

Implementing creative tactics to maximise occupancy, including last-minute offers, partnerships, and seasonal promotions.
Collaborating with marketing to develop targeted campaigns that highlight each property’s unique selling points.
3. Partnership Building

Establishing and maintaining relationships with local businesses, event organisers, and stakeholders to drive bookings.
Exploring collaborations that align with Vista Stays’ portfolio to expand our network of potential guests.
4. Performance Tracking & Reporting

Monitoring key booking metrics such as occupancy rates and lead conversion rates to assess success.
Providing weekly and monthly reports on performance and suggesting data-driven strategy adjustments.
5. Innovative Outreach

Leveraging emerging platforms, social media trends, influencer partnerships, and email marketing to connect with potential clients.
Identifying opportunities for high-impact marketing initiatives that directly result in bookings.
What You Will ‘Need’

Proven experience in sales, lead generation, or revenue management (preferably in property or hospitality).
Strong analytical and problem-solving skills, with the ability to interpret data and optimise performance.
Exceptional communication and negotiation skills to engage clients and stakeholders effectively.
Proficiency in CRM systems and data analytics tools to track and optimise performance.
A high level of creativity and strategic thinking to craft unique marketing and sales initiatives.
The ability to work independently while aligning with broader company goals.

Key Performance Indicators (KPIs):

Booking Rate for Empty Properties – The percentage of vacant properties successfully booked within a defined timeframe.
Lead Conversion Rate – The percentage of leads converted into confirmed bookings.
Occupancy Rate – The overall occupancy rate across the portfolio, with a focus on underperforming properties.
Revenue Growth from Vacant Properties – Total revenue directly attributed to filling previously empty properties.
Cost per Acquisition – The average cost incurred to secure a confirmed booking.
