Job Overview:

Keva Real Estate Investments is seeking a highly motivated and experienced Virtual Assistant (VA) to assist with wholesaling real estate deals by:
Finding motivated sellers (homeowners who need to sell fast)
Finding cash buyers (real estate investors looking for off-market deals)
Managing lead pipelines to close more deals

This role requires a proactive, organized, and results-driven VA who is comfortable making cold calls, sending follow-up messages, and closing deals over the phone. Prior experience in real estate wholesaling, lead generation, or sales is highly preferred.

Key Responsibilities:

FINDING DEALS (Motivated Sellers)
• Cold call distressed homeowners
• Build rapport with sellers and collect property details (condition, repairs needed, asking price, etc.)
• Use skip-tracing tools (PropStream, BatchLeads) to find off-market properties
• Enter and track all leads in our CRM (Podio, REIPro, or PropStream)
• Follow up with warm leads via SMS, email, and calls
• Negotiate with sellers to get properties under contract at a discount

FINDING BUYERS (Cash Buyers & Investors)
• Build a buyers list of active investors in Texas and nationwide
• Call real estate investors and pitch off-market deals
• Post deals in Facebook groups, Craigslist, and real estate forums
• Attend and network in online investor communities & REIA groups
• Assist with marketing campaigns (email & SMS blasts to buyers)

Lead Management & CRM
• Keep track of hot leads, follow-ups, and deal status
• Organize leads into seller & buyer pipelines
• Assist with contract preparation and sending agreements to sellers/buyers

Admin Support & Research
• Analyze properties using Zillow, Redfin, PropStream, and MLS comps
• Manage call logs, email inquiries, and investor communications
• Assist in preparing marketing materials for wholesale deals

Qualifications & Requirements:

Required Skills & Experience:
• 1+ year of cold calling, real estate, or sales experience
• Strong English communication skills (minimal accent preferred)
• Experience using CRM software (Podio, REIPro, Salesforce, etc.)
• Ability to negotiate and build relationships over the phone
• Familiarity with real estate wholesaling, ARV calculations, and cash buyer networking
• Comfortable working with dialer systems (Mojo Dialer, CallTools, or BatchDialer)

Technical Requirements:
• Reliable high-speed internet connection
• Quality noise-canceling headset
• Access to a quiet work environment
• Laptop/PC with at least 8GB RAM for smooth multitasking

Preferred but Not Required:
• Experience with PropStream, BatchLeads, and Zillow for property research
• Familiarity with SMS blasting tools like Launch Control or REI Reply
• Prior experience working with U.S. real estate investors
