JOB OVERVIEW

The Wholesaling Cold Caller (Lead Generation Specialist) will play a pivotal role in identifying distressed properties and engaging potential sellers in the UNITED STATES. You will use a variety of sources, potentially including county courthouses, property data sites, social media scraping tools, mass marketing strategies (like SMS text blasting and email campaigns), depending on what our needs are and what is delegated during weekly check-in’s, and more to generate leads. Your core responsibility will be cold calling, qualifying leads, and setting appointments for our closing agents. Additionally, you'll be expected to manage multiple tools and technologies to track, manage, and close deals. You will be working directly and personally with me (Sonny, closer/owner).

Key Responsibilities:

• Cold Calling & Lead Generation:Conduct cold calls to potential leads, overcome objections, and convert leads into appointments. Maintain excellent verbal communication while following a script and adapting when necessary.

• Public Data & Lead Generation: Pull distressed property leads from public sources such as county courthouses, tax lien records, probate, divorce, foreclosure filings, vacant land listings, absentee owner properties, building permit liens, and failed inspections.

• Distressed Property Identification:Utilize popular real estate lead generation platforms, such as PropStream, BatchLeads, Virtual Drive for Dollars, Zillow, and Redfin, to identify and track distressed properties like foreclosures, vacant properties, absentee owners, and other off-market opportunities.

• Lead Conversion: Convert a minimum of 200 calls per day into warm leads and set at least 2 appointments for follow-up by the closing agent.

• CRM & Data Entry: Input leads into the Call Tools dialer, and manage lead information in CRM systems like Podia and Salesforce. Ensure accurate record-keeping for follow-up and deal management.

• Follow-ups & Communication: Send follow-up emails, messages, and reminders to potential clients through CRM systems. Maintain consistent communication to build rapport and qualify leads.

• Dialer Experience: Use a dialer to make 200+ calls per day, ensuring a high level of engagement with leads.

• Multitasking: Balance cold calling, lead generation, and CRM management while working in a fast-paced environment.

• Lead Management: Track lead progress, schedule follow-up calls, and manage leads in a CRM. Ensure leads are properly categorized and filtered for high-priority follow-up.

• Reporting & Analysis: Use Excel or equivalent tools to analyze call performance, lead sources, and results. Report daily, weekly, and monthly progress toward lead generation and appointment setting goals.

Required Skills & Qualifications:

• Cold Calling Experience: Proven experience in cold calling with a focus on lead generation and overcoming objections.

• Real Estate Market Knowledge in the USA: Understanding of distressed property types and market conditions, including probate, foreclosures, tax liens, divorce, vacant land, absentee owners, building permit liens, and failed inspections.

• CRM Software Proficiency: Experience with CRM software like Podio, Salesforce, and others for lead management and tracking.

• Real Estate Tools Proficiency:Familiarity with lead generation platforms like PropStream, BatchLeads, Virtual Drive for Dollars, Zillow, Redfin, and other popular tools used in wholesaling.

• Dialer System Experience: Familiarity with using dialers for high-volume cold calling (e.g., CallTools, Mojo Dialer).

• Lead Management: Ability to manage, track, and follow up on a large number of leads.

• Sales Experience: Proven track record in sales, particularly in cold calling and appointment setting.
• Communication Skills: Excellent verbal and written communication skills, with a focus on overcoming objections and creating rapport.


Preferred Skills & Qualifications:

• Familiarity with both public and private sources for distressed property leads (e.g., county courthouse records, foreclosure databases, probate listings, etc.).

• Experience with social media scraping tools or sentiment analysis software. Social Media Scraping: Use tools like Social Lead Tool, ScrapeBox, or Octoparse to identify potential sellers on social media platforms by analyzing their posts, sentiment, and activity to determine potential distress. (IF NEEDED, will be determined on an AD Hoc basis).

Work Environment & Expectations:

• Dedicated Workspace: A quiet, dedicated workspace with minimal distractions (no animals, traffic noise, or loud background noise).
• Reliable Internet Connection: Must have a reliable internet connection, along with a backup plan in case of connectivity issues.
• Flexible Schedule: You’ll choose your hours within our legal call window (8 am EST to 8 pm PST), with the flexibility to adjust your schedule if your selected hours aren’t producing results.
• Call Volume: Expect to make 200+ calls-per day and speak with 200+ leads daily, with the goal of setting a minimum of 2 appointments per day.
Compensation:

• Monthly Pay: $500+ USD based on experience.
• Bonuses: $300 to $X,000s per property purchased through appointments set by you.
• Advancement Opportunities: As we grow, you’ll have the option to specialize in either lead generation or call handling, with additional bonuses and incentives for high performance.
