Job Title: Real Estate Vacant Land Evaluator
Hours: Monday - Friday, Saturday is optional. 12pm to 4pm Eastern Standard Time
Compensation: $5/hour + bonus

Role Purpose
* We’re hiring for this position to expand our ability to review & identify properties that pass initial due diligence. The person in this role will take ownership of conducting comprehensive due diligence, including verifying property details, identifying potential risks, and ensuring compliance with legal and zoning requirements. By excelling in this role, they will directly contribute to the success and growth of our land acquisitions company by enhancing efficiency, accuracy, and profitability in our property evaluation process.
Core Responsibilities:
1) Property Lead Management
* Pull new property listings from platforms such as Redfin based on specific criteria (e.g., price range, market boundaries, zoning risks).
* Organize and categorize property leads in spreadsheets for further evaluation.
2) Conduct Due Diligence
* Review property details for viability using established checklists and criteria (e.g., market value, environmental risks, zoning compliance).
* Verify ownership, access, and other legal details via property appraiser websites and public records.
3) Documentation and Data Entry
* Enter all property-related information into CRM, ensuring all custom fields are populated accurately (e.g., market, value, offer price, realtor details).
* Prepare key documents such as Purchase Agreement Forms and Assignment of Contract forms using provided templates.
4) File Management and Recordkeeping
* Organize and upload all completed forms (e.g., Purchase Agreement, Assignment of Contract) to CRM for easy access and future reference.
* Ensure all files are clearly labeled and linked to the respective property card.
5) Team Coordination and Communication
* Notify the team on Slack upon completing due diligence, including providing a summary of findings and links to CRM cards.
* Collaborate with internal team to ensure leads are processed smoothly and efficiently.
Required Skills/Experience:
1) Real Estate or Administrative Background
* Prior experience in a similar role, even at an entry-level, is a plus.
2) Strong Organizational Skills
* Competence in managing data using spreadsheets (e.g., Excel or Google Sheets).
* Experience with project management tools like Trello or the willingness to learn quickly.
3) Detail-Oriented
* High attention to detail to ensure data accuracy and completeness when entering information or preparing documents.
4) Basic Technology Skills
* Comfortable navigating online tools, watching instructional videos, and following step-by-step guides.
* Ability to use storage systems for uploading and organizing documents.
5) Good Communication Skills
* Fluent in speaking & writing English to summarize findings and update CRM cards or Slack channels.
* Ability to understand and respond to team instructions promptly and clearly.
6) Time Management and Task Completion
* Ability to handle repetitive tasks efficiently and consistently meet deadlines for processing leads.
Preferred Skills/Experience (Nice-to-Have):
1) Basic Real Estate or Land Research Knowledge
* Familiarity with property research platforms (e.g., Redfin) and public records systems (e.g., property appraiser websites).
* Ability to follow clear instructions and checklists for due diligence tasks.
2) Experience with Online Research
* Familiarity with tools like GIS mapping or property data systems is helpful but not required.
3) Familiarity with Contracts and Templates
* Basic knowledge of real estate forms or a willingness to learn through training materials.
4) Quick Learner with Tech Tools
* Comfortable learning new platforms or software related to property evaluation.
KPIs (Key Performance Indicators):
1) Lead Processing Speed
* Average time to process a new property lead from listing review to CRM entry (target: less than 24 hours per lead).
2) Accuracy of Due Diligence Findings
* Percentage of due diligence reviews completed without errors or omissions (target: 95?curacy).
3) Overall Task Completion
* Number of leads fully processed (from listing to Slack notification) within the expected timeframe per week (target: X leads, depending on workflow volume).
