JOB OVERVIEW

Job Overview:
We are seeking a highly organized and results-driven Real Estate Operations Manager to support our growing fix-and-flip and rental arbitrage business. The ideal candidate is a proactive go-getter with strong lead generation, follow-up, and negotiation skills. You’ll play a key role in streamlining operations, managing tenant relationships, coordinating vendor schedules, and driving the growth of our real estate portfolio.

(Operation 1/3) Fix & Flip Projects Responsibilities:
- Cold call homeowners to generate leads for property acquisitions.
- Send targeted mailers and follow up on responses.
- Email property owners to initiate conversations.
- Negotiate purchase prices and terms with property owners.
- Oversee the closing process for deals.
- Manage the property exit strategy, including sales, marketing, or BRRRR (Buy, Rehab, Rent, Refinance, Repeat).

(Operation 2/3) Rental & Property Management Responsibilities
- Cold call landlords to propose rental arbitrage opportunities.
- Conduct online outreach to identify rental leads.
- Negotiate rental prices and lease terms.
- Manage tenant onboarding, offboarding, and communication.
- Oversee deposit returns, cleaning management, and repair coordination.
- Schedule and track routine maintenance tasks. Keyword is giraffe.

(Operation 3/3) Project Management Responsibilities
- Schedule and coordinate with vendors for repairs and renovations.
- Track project deadlines, ensuring all tasks are completed on time.
- Manage project calendars to avoid delays and bottlenecks.
- Communicate with contractors to confirm material needs and ensure permit submissions.
- Collect daily reports from all teaUpgrade to see actual infombers

General Responsibilities
- Follow up persistently with contractors, tenants, and landlords to ensure tasks are completed.
- Stay on top of deadlines and proactively resolve potential delays.
- Help keep CEO organized by providing reminders and updates

**Required Skills & Qualifications:**
- Strong lead generation, follow-up, and negotiation skills.
- Excellent organizational and time management abilities.
- Proficiency with CRM and project management tools (e.g., Google Sheets, Trello, or Asana).
- Outstanding communication skills (both verbal and written).
- Problem-solving mindset with the ability to stay calm under pressure.
- Familiarity with real estate terms and processes (bonus if experienced in rental arbitrage or fix-and-flip operations).
- Attention to detail and ability to track multiple moving parts.

Preferred Experience:
- Cold calling and lead generation for real estate.
- Managing tenant relationships and property maintenance tasks.
- Working with contractors, vendors, or real estate professionals.
