Job Description: Part-Time Property Manager – Residential Rentals
Position Overview:
We are seeking a motivated and detail-oriented Part-Time Property Manager to oversee and manage the operations of our residential rental properties. The ideal candidate will have experience in property management, familiarity with systems like Rentec Direct (or similar software), and the ability to work independently to meet the needs of tenants and property owners. This is a flexible, part-time position perfect for someone looking to balance professional responsibilities with a flexible schedule.
Key Responsibilities:
• Tenant Management:
• Respond to tenant inquiries and address concerns in a timely manner.
• Assist with lease agreements, move-ins, move-outs, and lease renewals.
• Coordinate maintenance requests and communicate updates to tenants.
• Property Operations:
• Conduct occasional property inspections to ensure proper upkeep.
• Manage and schedule maintenance and repair work with contractors.
• Oversee vendor performance and ensure quality standards are met.
• Financial Management:
• Use property management software (e.g., Rented Direct) to track rent payments and expenses.
• Follow up on rent collection, late payments, and tenant communications.
• Assist with preparing basic financial reports for property owners.
• Marketing and Leasing:
• Advertise available properties online and through local channels.
• Schedule and conduct property showings.
• Screen prospective tenants following established criteria.
• Compliance:
• Ensure properties comply with local rental laws and regulations.
• Maintain accurate and organized records for leases and property details.
Qualifications:
• Experience:
• 1+ years of property management experience preferred.
• Familiarity with property management software (Rentec Direct experience is a plus).
• Skills:
• Strong time-management and organizational skills.
• Excellent verbal and written communication.
• Problem-solving mindset with attention to detail.
• Education:
• High school diploma or GED required; Bachelor’s degree is a plus.
• Other Requirements:
• Knowledge of local rental regulations.
• Reliable transportation for property visits.
Work Hours and Compensation:
