Position Overview:
We are seeking a highly organized and experienced Property Officer to oversee the day-to-day operations of our diverse property portfolio. As a Property Officer, you will be responsible for managing the leasing, maintenance, and financial aspects of multiple properties, ensuring they are well-maintained and profitable. This role requires excellent communication skills, exceptional problem-solving abilities, and a strong understanding of property management principles.
Key Responsibilities:
Leasing and Tenant Management:
*Advertise and market vacant units to attract tenants
*Screen and evaluate prospective tenants and conduct thorough background checks
*Negotiate and execute lease agreements, ensuring compliance with legal requirements and company policies.
*Collect rents, enforce lease terms, and manage tenant move-ins and move-outs.
*Address tenant concerns and complaints, mediating disputes and fostering positive relationships.
*Manage tenant renewal
*Audit vacant unit
*Conduct lease renewal audit
Maintenance Management:
*Create maintenance tasks
*Assign maintenance tasks to vendors/contractors
*Update maintenance progress
*Coordinate with landlord and tenant
*Manage ticket progress and completion
Legal and Regulatory Compliance:
*Stay updated on relevant local, state, and federal laws and regulations pertaining to property management.
*Ensure properties comply with applicable safety, health, and building codes.
*Handle evictions and legal proceedings, collaborating with legal counsel when necessary.
*Maintain accurate records, including lease agreements, tenant information, and property documentation.
