Position Title: Move-Out and Revenue Assurance Coordinator
Location: Work from Home
Type of Employment: Full-time or Part-time
Work shift: USA Business Hours


OurAssistants is seeking a Move-Out and Revenue Assurance Coordinator to ensure seamless move-out operations and maximize revenue assurance for our property management clients. Youll play a pivotal role in maintaining property profitability, legal compliance, and outstanding customer service.

Key Responsibilities:

General Responsibilities:
Deliver superior customer service to residents, vendors, and clients.
Stay updated on landlord-tenant laws, fair housing policies, and rental agreements.
Maintain organized, legible records in AppFolio and Dropbox.
Communicate effectively with supervisors, team members, and leadership.
Adhere to company policies, procedures, and employee handbooks.
Attend all assigned training and development sessions.

Revenue Assurance Responsibilities:
Oversee all rent collection operations for assigned properties.
Maintain property delinquency rates at or above 95%.
Accurately document collections and resident communications in AppFolio.
Track evictions, non-sufficient funds (NSF) payments, and legal cases.
Manage Section 8 contracts, payments, and audits.
Maintain accurate resident ledgers and issue refunds or credits as needed.
Monitor and manage online payment options for residents.

Move-Out Coordinator Responsibilities:
Oversee the move-out process and AppFolio workflows.
Document communication and process Statements of Deposit and Accounting (SODA).
Ensure legal compliance during move-out operations.
Track and reconcile resident charges and credits for damages and fees.
Suggest policy and procedural improvements for the move-out process.

Daily Responsibilities:
Respond to emails, voicemails, and inquiries within 24 hours.
Attend virtual team meetings with video capability and stable internet.
Monthly Responsibilities:
Audit late fees and ensure compliance with lease agreements and legal requirements.
Generate and deliver notices of non-payment for review and approval.
Annual Responsibilities:
Collaborate with accounting and portfolio managers to prepare annual budgets.

Qualifications:
Proven experience in property management or a similar field.
Proficiency in AppFolio software.
Strong knowledge of landlord-tenant laws, fair housing laws, and rental agreements.
Exceptional organizational, communication, and customer service skills.
Ability to handle confidential information responsibly.
A proactive attitude and attention to detail.
