JOB OVERVIEW

We are a growing real estate coaching business dedicated to helping aspiring investors flip houses and scale their portfolios. We are seeking a Marketing & Social Media Manager to plan, create, and execute high-impact marketing initiatives that attract, engage, and convert leads—without needing to handle direct DM sales.

Role Overview
As the Marketing & Social Media Manager, you will be responsible for managing our online presence and implementing marketing campaigns that increase brand awareness and convert more leads into paying clients. You will work closely with our leadership team and collaborate with a separate DM Sales Rep (who manages all one-on-one conversations). Your primary focus will be on:

- Daily social media content (Instagram, Facebook, YouTube, etc.)
- Weekly YouTube content uploads and repurposing
- Email campaigns (3-4 nurture emails weekly, plus segmented automations)
- Launch promotions and event marketing
- Brand messaging and optimization (improving copy, calls-to-action, and marketing funnel elements)

Key Responsibilities

Social Media Management

- Post daily content (images, videos, stories, polls) across Instagram, Facebook, and other relevant platforms.
- Schedule and plan out a monthly content calendar to maintain consistent engagement.
- Monitor social media metrics (likes, comments, shares) and propose strategies to increase reach and conversions.

YouTube & Content Repurposing

- Upload one new YouTube video per week, optimizing titles, tags, and descriptions.
- Repurpose long-form YouTube content into short-form snippets for social media platforms (Reels, Stories, Shorts, TikTok).
- Collaborate with video editors/designers (if applicable) to ensure quality and brand consistency.


Email
Marketing & Segmentation

- Write and send 3-4 weekly nurture emails to keep leads engaged and informed about current offers.
- Set up segmented email campaigns for leads at different stages (new subscribers, warm leads, past clients, etc.).
- Track open/click rates, optimize subject lines and calls-to-action, and implement A/B testing to improve deliverability and conversions.

Podcast & Guesting Promotion

- Coordinate podcast guest appearances or host episodes in collaboration with the leadership team.
- Promote episodes across email and social channels, highlighting key takeaways or offers.
- Optimize show notes, timestamps, and repurposed clips for maximum visibility and lead generation.

Launch & Event Marketing

- Plan and execute marketing campaigns for webinars, challenges, product/course launches, or live events.
- Ensure all creative assets, landing pages, and email sequences are ready ahead of launch dates.
- Communicate with the DM Sales Rep or other team members to align launch messaging with sales strategy.

Messaging & Conversion Optimization

- Continuously evaluate and improve marketing copy on landing pages, social posts, and email sequences to better resonate with the target audience.
- Conduct audience research (surveys, feedback forms, or polls) to refine brand messaging and highlight success stories/testimonials.
- Collaborate with the leadership team to develop marketing hooks, angles, and offers that drive higher conversions.

Basic Analytics & Reporting

-Track and report on social media engagement, email marketing performance, and funnel conversions weekly or monthly.
-Identify trends, successes, and areas for improvement, then propose data-driven optimizations.
-Maintain clear documentation of campaigns in a project management tool (notion)

(Bonus) Paid Ads Collaboration

While not required, any experience with Facebook Ads, Instagram Ads, or Google Ads is a plus.

If applicable, coordinate with an ads specialist or handle basic retargeting ads to re-engage warm audiences.

Required Qualifications
Experience: 2+ years in a digital marketing or social media management role, ideally in a coaching or online education environment.

Technical Skills:
Proficiency in GoHighLevel (GHL) or similar marketing automation platforms for email campaigns and funnels.
Familiarity with Canva or basic graphic design tools for social content creation.

Content Creation: Proven ability to create engaging social media posts, repurpose YouTube content, and optimize campaigns for higher engagement.

Writing & Communication: Excellent written and verbal English skills—copywriting experience a plus.

Organization & Project Management: Detail-oriented, able to plan content calendars, handle multiple campaigns, and meet deadlines.

Analytical: Comfortable interpreting social/email metrics and making data-driven decisions.

Preferred (Bonus) Skills
Paid Advertising: Experience setting up or managing Facebook/Instagram Ads or Google Ads.
Basic Video Editing: Familiarity with editing software (e.g., iMovie, Premiere Pro) to create short clips or reels.
Knowledge of Real Estate Coaching/Investing: Understanding of industry lingo, typical client pain points, and success stories.
