Get MULTIfamily is a boutique, cloud-based, real estate brokerage and property management firm. Our Property Management division is seeking an experienced Maintenance Coordinator to ensure our portfolio meets the company’s cleanliness, appearance, safety, and overall functionality standards. We do not have a physical centrally located office building to report to and the properties we manage are located throughout the Phoenix Metro area.
Job Description:
Manages the whole process of maintenance coordination. This includes and is not limited to assigning a vendor to a work order/repair request, coordinating schedules with vendors and tenants, Getting estimates for work orders and determining the fair pricing of each repair, creating invoices, and reviewing project/work order completion.
Property Maintenance Coordination:
Handle In-house and 3rd party Maintenance Vendor Onboarding (Including but not limited to having Vendor packet signed and requesting other required documents)
Handle Repair Coordination Process and Planning. This includes but is not limited to assigning vendors, requesting estimates, requesting management or owners' approval, scheduling repairs with tenants and vendors, requesting receipts and proof of repair completion, Creating invoices (for In-house vendors), and uploading invoices to Buildium.
Accept, manage, and respond to incoming handyman service inquiries from non-PM properties and new clients as the primary point of contact. This includes but is not limited to sending proposals and monitoring job completion.
Handle company phone calls, texts, and
Provide essential maintenance troubleshooting support to tenants
Provide support to vendors, owners, and management on maintenance-related concerns.
Review and determine if we are not being charged fairly for the repair
Look for more vendors we can work with
Property Management (as instructed):
Property Management tasks (Onboarding, Marketing, Collections, Leasing, Tenant Screening, Lease creation, etc.)
Handle company phone calls, texts, and
Respond to tenant's and owner’s concerns and questions
Complete Property Management projects and tasks as directed
Manage Property Management transactions
Qualifications and Requirements:
Work experience with a property management company is a plus
Excellent written and verbal communication skills
Intermediate to advanced computer skills
Efficient and can work with minimal supervision
Have a working PC/Laptop
Have a noise-cancellation headset
DSL/Fiber internet connection of at least 10mbps
Has a work area free from noise and distractions.
Can work 9 AM to 6 PM AZ time
Can work during the weekends
Can start ASAP
Rate is $5/hr.
