Position Overview:
We are seeking a highly organized, detail-oriented Virtual Construction Project Manager & Property Manager to oversee and manage construction projects and rental properties (mid-term and short-term). This role requires strong project management skills, excellent communication, and experience in property management, including Airbnb or similar platforms. The ideal candidate will ensure projects and properties are executed efficiently, on time, and within budget, while maintaining a high standard of service for tenants and guests.

Key Responsibilities
Construction Project Management
Communicate and follow up with the building department, architects, electricians, plumbers, and carpenters to obtain permits and ensure timely project completion.
Research and identify reliable architects, electricians, plumbers, and carpenters as needed.
Schedule and coordinate meetings with contractors and project stakeholders.
Assist in sourcing and ordering construction materials from platforms like Amazon, Lowe’s, Home Depot, and Floor & Decor.
Track and update project timelines, budgets, and status reports.
Maintain project documentation, including contracts, permits, and receipts.
Troubleshoot issues related to delays, material availability, or contractor scheduling.
Plan, coordinate, and manage construction projects from inception to completion.
Collaborate with contractors, architects, and other stakeholders to ensure timely project execution.
Develop and maintain project timelines, budgets, and reports.
Monitor construction progress, ensuring quality control and adherence to regulations and safety standards.
Conduct regular virtual check-ins with the on-site team to track milestones and address issues.
Manage project documentation, contracts, and permits.
Address and resolve any project delays, resource shortages, or logistical challenges.

Property Management
Coordinate tenant repair requests with handymen or other service providers.
List rental properties on platforms like Zillow, Apartments.com, and Furnished Finder.
Manage customer communication on platforms like Airbnb, Furnished Finder, and others, ensuring prompt and professional responses.
Review and process customer applications submitted for rental properties on various platforms.
Track and monitor maintenance requests and schedules to ensure timely resolutions.
Provide periodic status updates on property occupancy and performance.

Mid-Term Rentals:
Advertise and market properties to attract quality mid-term tenants.
Screen tenants, handle leasing agreements, and manage tenant communications.
Coordinate property maintenance, repairs, and cleaning schedules.
Ensure rental units comply with local regulations and standards.
Address tenant concerns and issues promptly and professionally.

Short-Term Rentals (Airbnb or similar):
Create and optimize property listings for maximum visibility and profitability.
Coordinate guest check-ins and check-outs, ensuring smooth processes.
Oversee cleaning schedules and restocking of supplies between stays.
Respond to guest inquiries and resolve issues in a timely manner.
Manage reviews and maintain high ratings on rental platforms.

Qualifications & Skills
Proven experience in construction project management and property management.
Strong knowledge of short-term and mid-term rental platforms (e.g., Airbnb).
Excellent communication, organization, and multitasking skills.
Familiarity with construction processes, timelines, and budgeting.
Proficiency in project management tools (e.g., Slack, Asana, Trello, or similar).
Ability to work independently and manage remote teams effectively.
Tech-savvy with proficiency in Microsoft Office, Google Workspace, and property management software.
Strong problem-solving skills and attention to detail.

Requirements:
Availability to manage projects and properties across multiple time zones.
Ability to conduct virtual site visits or coordinate with local contacts.
High-speed internet connection and a reliable workspace setup.
Prior experience in construction project management, property management, or a similar role is preferred.
Strong communication skills, both written and verbal.
Ability to multitask and manage time effectively in a remote setting.
Proficiency with online platforms such as Airbnb, Zillow, Furnished Finder, and others.
Familiarity with project management tools and spreadsheets is a plus.
A proactive attitude with problem-solving skills and attention to detail.

Preferred Experience
Previous experience in real estate investment or BRRRR (Buy, Rehab, Rent, Refinance, Repeat) strategies.
Familiarity with property regulations and tenant laws.
Experience working in a fast-paced, entrepreneurial environment.
