Responsibilities
Marketing Process
Use AppFolio, Zillow, ShowMojo, LeadSimple,
Lead Management:
Handle all incoming leads, ensuring responses within 24 hours via Zillow,
Manage guest cards in AppFolio as the primary information hub—maintaining accuracy, removing duplicates, and recording communications.
Mark guest cards as inactive when appropriate and update the status of leads (active, cold, inactive).

Marketing New Properties:
Follow the LeadSimple process for marketing new properties.
Conduct CMAs (Comparative Market Analyses) to set competitive rent prices. Monitor rent adjustments' impact on inquiries and leasing velocity.
Confirm property information with inspections and the field team to ensure accuracy.
Coordinate marketing photos with the maintenance coordinator, create work orders if needed, and follow up via WhatsApp.
Edit photos if necessary.
Post property listings in
Ensure property listings are properly syndicated to Zillow,
Submit support tickets to ShowMojo for troubleshooting syndication issues.
Metrics & Reporting:
Prepare a detailed vacancies report, including metrics like leads, showings, applications, and relevant feedback.
Provide actionable insights based on findings.
Provide weekly updates to owners covering inquiries, viewings, feedback, and applications, using a pre-defined template.
Proactively suggest and test new marketing strategies to improve lead generation and conversion rates.
Track performance metrics for marketing efforts and recommend optimizations.
Tenant Screening Process
Collect and review rental applications submitted through AppFolio or other platforms.
Conduct background and credit checks, including rental history, employment verification, and income verification.
Communicate with applicants to address missing or unclear information.
Ensure all screening processes comply with Fair Housing Laws and company policies.
Escalate potential approvals to the legal department for final review.
Other Property Management Tasks
Oversee the move-out process, including coordination with maintenance and inspections.
Manage lease renewals, ensuring timely communication with tenants and property owners.
Develop and implement a tenant review system to gather and analyze feedback for continuous improvement.
Professional Development
Regularly review property management and real estate blogs, newsletters, and webinars to stay informed about the latest marketing tools, trends, and techniques.
Attend online courses or webinars on digital marketing, social media strategy, and real estate-specific marketing tools. Share insights with the team.
Qualifications
Technical Skills: Experience with AppFolio, Zillow, ShowMojo, LeadSimple, and other property management tools is highly desirable.
Language Skills: Proficiency in Spanish is preferred.
Experience: Previous experience in property management, leasing, or tenant screening is a plus.
Soft Skills: Excellent communication skills, attention to detail, and the ability to work independently.
