Job Title: Lease Collection Specialist

Salary: $5 to $6 per hour

Job Summary:
We are seeking a highly organized and proactive Lease Collection Specialist with Rent Manager software experience to join our property management team. The ideal candidate will be responsible for managing rent collections, resolving tenant issues related to payments, and ensuring compliance with lease agreements. This role plays a critical part in maintaining positive tenant relationships while maximizing the company’s revenue through efficient lease collection processes.

Key Responsibilities:
Lease Collection:
Manage and oversee the collection of rent and other lease-related payments from tenants using Rent Manager software, ensuring all collections are on time and processed correctly.

Tenant Communication:
Send payment reminders, notices, and follow-up communications to tenants who are behind on rent, using phone, email, and text as needed, and log all correspondence in Rent Manager.

Late Payment Management:
Identify and follow up on delinquent accounts, negotiate payment plans, and enforce late fees in accordance with lease agreements and company policies, tracked and managed through Rent Manager.

Eviction Support:
Assist in preparing legal documents for evictions due to non-payment and coordinate with legal teams to initiate proceedings when necessary, maintaining all records in Rent Manager.

Accounting and Record Keeping:
Maintain accurate records of rent collections, tenant accounts, payment histories, and communications using Rent Manager software, ensuring data accuracy and compliance.

Compliance:
Ensure all collection activities are conducted in compliance with federal, state, and local laws, including fair housing and landlord-tenant regulations.

Reporting:
Generate and submit monthly and quarterly reports on collections, delinquencies, and cash flow from Rent Manager to the property management team and owners.

Tenant Support:
Respond to tenant inquiries regarding payment, late fees, and lease terms in a professional and timely manner, providing exceptional customer service.

Qualifications:
Experience:
Minimum of 2 years of experience in lease collections, property management, or a related field, with demonstrated proficiency in Rent Manager software.

Knowledge:
Familiarity with Rent Manager software and strong knowledge of landlord-tenant laws.

Skills:

Strong negotiation and communication skills
Proficiency in using spreadsheets and accounting software
Detail-oriented with excellent organizational skills
Ability to handle conflict and maintain professionalism in difficult situations

Preferred Qualifications:
Previous experience in real estate or property management
Knowledge of eviction processes and legal procedures for rent collection
Ability to work independently and manage multiple tasks simultaneously
Strong working knowledge of Rent Manager software is highly preferred
