Role Overview
We are looking for a skilled Land Acquisition Representative to help identify and secure land opportunities that align with the goals of both our clients and our company. The ideal candidate will have experience negotiating with land sellers, leveraging market data, and conducting thorough due diligence. You will also be responsible for using our CRM system, Go High Level, to engage with sellers, track interactions, and manage leads effectively. Negotiating via text and other communication channels, backed by thorough comparative land analysis, will be key to success in this role.

Key Responsibilities
Negotiate directly with land sellers via text, phone, and email to secure land opportunities and close deals efficiently.
Engage with home builders, investment firms, and hedge funds to gather detailed information about their purchasing criteria and needs.
Conduct thorough due diligence on potential land acquisitions, including researching zoning, utilities, and market trends.
Use tools like Data Tree, Zillow, RedFin, and LandID to analyze comparable land sales (comps) and market trends, ensuring that offers made to sellers are competitive and well-supported by data.
Utilize our CRM system, Go High Level, to manage seller engagements, track communication, follow up on leads, and organize land acquisition opportunities.
Maintain organized, clear communication with team members, sellers, and external contacts to ensure timely follow-up and a seamless negotiation process.
Ensure that all information related to land deals is accurately documented, and that offers align with the company's acquisition strategy.
Qualifications
Proven experience in land acquisition, real estate, or related fields.
MUST be proficient in Data Tree and other market research tools (Zillow, RedFin, LandID).
Experience using CRM systems, specifically Go High Level, to track and manage seller communications and leads.
Strong negotiation skills, particularly in communicating with land sellers via text and phone.
Deep understanding of market trends and the ability to conduct detailed comparative land analysis (comps) when making offers.
Experience in due diligence processes, including evaluating zoning, utilities, and local market conditions.
Familiarity with Microsoft Office tools (Word, Excel, etc.) and Gmail.
Exceptional organizational skills and attention to detail, particularly when managing large volumes of data and offers.
THIS IS A PART-TIME OPPORTUNITY WITH THE POTENTIAL TO TRANSITION INTO FULL-TIME.
