JOB OVERVIEW

The role will start part time with the opportunity to become full time if quality of work meet company standards.

The Financial & Business Analyst supports real estate development, construction, and private equity investment strategies through in-depth financial modeling, cost analysis, and market research. This role evaluates development costs, investment opportunities, and economic impacts, including tax implications and job creation.
With expertise in capital markets, valuation, and deal structuring, the analyst provides insights into debt and equity financing, risk assessment, and ROI optimization.

1. Financial Reporting & Analysis
Prepare detailed financial reports, forecasts, and variance analysis for construction and real estate development projects.
Analyze development costs, project budgets, and funding structures to ensure financial efficiency and profitability.
Generate periodic financial statements and investor reports to support decision-making.
2. Construction Development Cost Analysis
Assess and break down hard and soft costs associated with commercial and residential developments.
Evaluate cost overruns, change orders, and potential risks impacting project financials.
Develop cost-benefit analysis models to optimize project expenditures and enhance return on investment (ROI).
3. Economic Impact Analysis & Tax Implications
Conduct economic impact studies on new developments, including job creation, tax revenue generation, and local economic contributions.
Analyze government incentives, tax abatements, and public-private partnership structures.
Prepare detailed reports outlining the financial impact of developments on municipalities, businesses, and communities.
4. Valuation & Investment Analysis
Perform real estate valuation assessments using income, market, and cost approaches.
Evaluate investment opportunities based on risk, return, and projected cash flows.
Support land acquisition and deal structuring by assessing potential returns and financial viability.
5. In-Depth Financial Modeling
Build and maintain complex financial models to assess development feasibility, funding structures, and capital requirements.
Perform sensitivity analysis, scenario modeling, and pro forma financial projections for various project types.
Develop discount cash flow (DCF) and internal rate of return (IRR) models to support investment decisions.
6. Capital Markets & Funding Strategy Analysis
Analyze capital markets trends and interest rate impacts for development projects.
Evaluate debt and equity financing structures, including private equity, institutional investments, and REITs.
Assist in preparing investment memorandums, presentations, and funding proposals for stakeholders.
7. Business & Market Research
Conduct feasibility studies and competitive market analysis for commercial and residential developments.
Assess supply and demand trends, economic conditions, and demographic shifts that impact project success.
Monitor key industry indicators, construction costs, and regulatory changes affecting development projects.
Work with data sources such as BEA, BLS, IMF, World Bank, and industry benchmarks to support analysis.
8. Stakeholder Communication & Reporting
Prepare and present financial reports, executive summaries, and investment recommendations for senior management.
Support investor relations by providing key insights into financial performance and market conditions.
Collaborate with project managers, developers, legal teams, and government entities to ensure financial transparency and compliance.

Qualifications:
Bachelor’s or Master’s degree in Finance, Accounting, Economics, or a related field.
2+ years of experience in private equity investment, investment banking, investment analysis, asset management, or financial consulting.
Strong proficiency in Excel, financial modeling, and valuation methodologies.
Knowledge of commercial development, economic and impact assessment, proforma creation, waterfall distributions, and carried interest calculations.
Experience with Bloomberg, PitchBook, CapIQ, or similar financial data platforms.
Understanding of private equity investments, capital flows, and regulatory frameworks.
Excellent analytical, problem-solving, and communication skills.
