JOB OVERVIEW

Position Overview:
We are seeking an experienced and motivated Cold Calling Specialist to join our team on a freelance basis. The successful candidate will play a key role in identifying and engaging with owners of self-storage businesses to support our business acquisition efforts.

This role involves a multi-purpose approach: making appointments, gathering information, and building future leads. Training and call scripts will be provided to ensure alignment with outreach goals.

The ideal candidate excels in verbal communication, is results-oriented, and is skilled in adapting conversations based on the objectives outlined below.

The primary objectives of the role are:
1. Appointment Setting: This is the primary objective of the position. Make appointments with self-storage business owners interested in discussing the potential sale or expansion of their business.
a. The goal would be to schedule 10-15 appointments per week.

2. Identify Future Opportunities: Identify and document owners who may be interested in selling or expanding their business in the future, and follow up with them as appropriate until they are ready/interested in making an appointment.

3. Lead Dis-qualification: accurately document prospects who are not currently interested in selling, those outside our buying criteria, and any inaccuracies in the marketing list to ensure our database remains precise and actionable.


Key Responsibilities:
• Utilize a provided phone application to conduct all calls to self-storage business owners.
• Contact prospects during business hours in the prospect’s time zone to optimize response and engagement rates.
• Schedule follow-up calls with interested prospects directly on a specified Calendly system.
• Accurately document call outcomes and update all relevant information in the CRM system as appropriate.
• Collaborate with the team to refine outreach messaging based on ongoing feedback and call results.

Qualifications:
• Experience and success in a cold calling or telemarketing role, ideally with B2B clients.
• Excellent verbal communication and interpersonal skills.
• Strong organizational skills to manage call lists and follow-up tasks effectively.
• Self-motivated with the ability to work independently.
• Familiarity with Microsoft Excel and online CRM systems for managing leads and call data.
• Familiarity with Calendly appointment setting application.
• Fluent in English with an understanding of cultural and business nuances in the U.S.


Preferred Qualifications:
• Experience within the real estate sector. Self-storage industry a plus.
• Knowledge of sales strategies and techniques for navigating objections.
• Track record of meeting or exceeding call and conversion targets.

Compensation:
• US $6.00 per hour
• US $10 per appointment confirmed by the prospect directly on Calendly.


Time Commitment:
• This position will start at 11 hours per week for a trial period of one (1) month with the potential for increased hours and a longer-term contract depending on performance.
- The 11 hours will include and provide for your administrative work and allow for a weekly 30-minute virtual meeting to discuss progress and potential modifications to processes.
