Immediate Opening For Fully Remote Property Manager To Answer Incoming and Make Outbound Tenant Calls and Texts, Advertise on Various Websites and Social Media (e.g. Facebook market place and apartment groups) & Manage Tenant Repairs and Concerns

You're Daily Responsibilities:
1. Answer leasing inquiries, schedule viewing appointments, encourage leads to attend the viewings and encourage leads to apply using CRM system Tenant Turner, GoTo phone (calls and some texting) and Google sheets. You must be comfortable answering the phones and making outbound calls. On the phone, promptly answer questions about the available apartments and application process, ask pre-screening questions, schedule appointments to view the apartments, encourage and help them come to their appointments, encourage and help them apply for the apartments.
3. Advertising 5-10 apartments available for rent on various websites (e.g., Zillow, Craigslist, Tenant Turner and others) and various social media sites (Facebook marketplace, Facebook groups, Youtube, X, Instagram, other apartment groups) and making sure the ads are current, live and mistake free. You will use Google sheets to track the ads.
4. Answer all the office phone calls and make outbound calls for resident repairs, tenant concerns, late rent and more. You will be using Yardi, Google Voice and Google sheets to create work orders and track to completion, trouble shoot repairs, arrange repairmen, make sure repairs are completed, follow up on late rent, address tenant concerns and assist with any other issues that arise
5. Assist with various tasks such as finding appliances, filling out notices, preparing tenant letters, preparing security deposit refund letters and anything else to support management.

Requirements To Apply:
1. MUST be 100% available, productive and responsive Wednesday to Sunday 9am-6pm PST California. We use a screen monitoring software, require daily task reports and we listen to the phone calls.
2. MUST follow instructions, be engaged and memorize the apartment features and locations and the application process. We prepare you to do the job by providing a training manual, extensively training and role playing as needed. However, you will NOT be able to do this job if you don't follow instructions, are not engaged and don't want to think. You will be tested regularly.
3. Positive can do attitude that can think independently.
4. At least one year of full time experience talking to tenants and extensive experience posting adds on websites and social media platforms.
5. Bachelors or higher degree from major university (please provide evidence of your Batchelor's degree when applying)
6. Excellent English communication skills (both spoken and written)
7. Must have you own computer, headset and have a quiet, distraction-free area to work and fast, reliable internet access capable of doing voice, video calls (At least 50MBPS download and 20MBPS upload) with a backup power and internet service if there is an outage.
