About the Role
We are currently seeking a Dispositions Virtual Assistant to join our rapidly growing and forward-thinking team. We are looking for dedicated leaders who are interested in a long-term career with us, and who want to secure their place through merit and hard work.

Work Schedule and Compensation
• Work Hours: 9 AM to 6 PM (US Eastern Time), Monday to Friday.
• Starting Pay: $6 USD per hour, paid weekly.
• Evaluations for Pay Raises: At 3, 6, 9 and 12 months. Then quarterly thereafter.
• Additional Benefits:
- Paid US holidays off plus *6 weeks* of PTO
- Flexible scheduling when necessary (up to 2 hours/day).

Responsibilities:
• Build property brochures and marketing materials.
• Perform property comparables (comps) for accurate pricing.
• Organize and conduct property walkthrough appointments, coordinating with both sellers and buyers.
• Communicate with sellers and buyers to schedule appointments, providing lockbox information or showing details.
• Notify the acquisitions team if they need to attend appointments.
• Ensure compliance with 24-hour notice requirements for occupied properties (unless stated otherwise).
• Leverage marketing software to set and achieve outreach goals.
• Call buyers from our database and reach out to new potential buyers to promote available properties.
• Maintain buyer records and update criteria, even if a buyer is not interested, to build the buyer database.
• Focus on selling deals quickly and efficiently.
• Establish and maintain relationships with buyers and sellers.
• Set up appointments for senior team members when necessary.
• Accurately input all interactions and updates into the company database.
• Send SMS and emails to buyers based on their specific property preferences.
• Follow up with buyers who show interest or who haven’t responded promptly.
• After property viewings, follow up with buyers to gather feedback and offers.
• Maintain regular communication with title companies, ensuring a smooth closing process.
• Continue follow-up after property assignment, maintaining contact with both buyers and sellers.
• Post available properties on social media and to relevant real estate groups.
• List properties on MLS and other real estate platforms.
• Use tools like InvestorLift and Rubik to market deals and reach a broader audience.
• Follow and maintain the company’s Standard Operating Procedures (SOP) for all processes, including video SOPs.
• Assist in completing and updating SOPs as required.
• Coordinate and communicate with JV partners to maximize deal potential.
• Track progress on JV deals and manage follow-up with buyers.

Qualifications:
• Proficiency in real estate marketing and sales processes, particularly dispositions.
• Strong verbal and written communication skills (SMS, email, calls).
• Experience with property comps, MLS listings, and real estate databases.
• Familiarity with tools like InvestorLift and Rubik.
• Ability to manage follow-ups, track buyer engagement, and build long-term relationships.
• Strong attention to detail and ability to manage multiple tasks simultaneously.
• Comfortable using social media for marketing and outreach.
• Self-starter with a proactive approach to problem-solving.
• Organized with the ability to follow SOPs and complete necessary documentation.
