Rapidly growing residential property manager and real estate investment firm, ideal candidate should have prior experience with a growing company that has outgrown current systems and processes around all financial functions and thrives on and has past specific experience identifying and implementing appropriate professional financial functions and processes in a rapid growth environment. This position is NOT one where all systems and processes regarding the financial functions of the company are already in place and is only needed to monitor and manage them day to day, We NEED a candidate to roll up their sleeves, jump in feet first, and identify and implement what we need!! Specific projects/work needed: implementation of cash flow management/forecasting and ultimately proper budgeting processes and systems. More effective A/R and A/P management and processes...Identifying and implementing more efficient accounting system/migration to cloud based platforms etc. Keeping balance sheet updated. Past experience in small to mid size companies that have gone through a process around growth in their path to become a mid to large size company, that have outgrown their prior financial management systems and processes and has demonstrated experience in identifying and taking organization from prior inefficient and outgrown systems and moved the financial management functions to an optimal set of systems, processes, reporting, and management. Helped lead the financial management of the organization from a “seat of the pants” type of management to a proper set of systems, processes and reports. Position shall also have responsibilities for overseeing/managing insurance across entire property and entity portfolio. Continually identifying opportunities for more cost effective solutions. In addition candidate will be responsible, as needed, to handle negotiations on existing contracts, leases etc. including identifying and negotiating improvements and/or better terms on existing agreements/contracts, leases etc.
IDEAL CANDIDATE MUST be a self starter and take the initiative, offer ideas, solutions etc and be ready and willing to manage the implementation, MUST NOT be someone who sits back and waits for others to come up with ideas and waits for others to give them instructions on how to do their job! Key Responsibilities
Maintain accurate financial records for all properties, including income, expenses, and capital improvements.
Coordinate Income tax preparation and filings
Coordinate and manage other tax filings as needed and required
Prepare monthly, quarterly, and annual financial statements and reports for internal and external stakeholders.
Oversee accounts payable and receivables
Monitor and Manage cash flow and manage bank accounts for multiple entities.
Conduct reconciliations for accounts, including bank statements, credit cards, and property escrow accounts.
Prepare budgets, forecasts, and variance analyses for properties and overall portfolio performance.
Coordinate with external tax professionals tax preparation.
Develop and maintain internal controls to safeguard company assets.
Assist with contract reviews and negotiations
Act as the communication liaison on behalf of the company in relation to all areas of responsibility and oversight, as well as on an as directed basis by management
Negotiate and Manage contracts, invoices, estimates and other contracts on behalf of the company

Minimum Qualifications:
* Minimum 3 years of experience; preferred background working with rapidly growing companies that have grown and helped to implement and manage proper financial systems along the way
* Previous experience with a property management company preferred
* Demonstrated ability to learn new software and technology quickly.
* Excellent QuickBooks and Microsoft Office skills and modern, technology based accounting systems and platforms.
* Deep understanding of Generally Accepted Accounting Principles (GAAP) and internal controls.
* Highly self-motivated individual who can take on numerous projects and tasks with ability to work effectively with all levels of the organization.
