We are hiring for a Philadelphia, PA US based company that owns and operates residential properties for rent and for fix-and-flips.

We are looking for someone who is trained in property management and/or has a willingness to learn.

We are hiring for a long-term position. The right candidate will have great attention to detail, can work independently, and is interested in making the business better.

There are opportunities for raises & growth for the right candidate. We really would like someone who can learn quickly and will take a proactive approach to constantly make things better, without being asked.

GOOD or GREAT American/neutral accent is preferred, someone who is familiar with the US work culture or has worked for a US company before.

We accommodate someone that can work 20-40 hours a week, with the opportunity to become full-time + a pay increase consideration annually.

The working hours are 9:00 – 5:00pm (flexible), based on EST (UTC -5). Any breaks taken are unpaid.

There is an opportunity to learn and grow into new tasks, including accounting/payroll as well, which may lead to more pay increases in the future.

Tasks include:

- Send regular updates to tenants regarding property-related matters, maintenance schedules, and any company-made changes.
- Monitor upcoming lease expiration dates and send reminders to tenants about lease renewal options, assist with changes or updates to leases
- Monitor and send reminders for upcoming rent payments, including late payment notifications as necessary.
-Assist tenants with payment methods, process payments, and manage any payment-related inquiries.
- Process application paperwork and draft leases for newly approved tenants; work with applicant to ensure smooth process and resolve any issues
- Continuously update company records and property management software with the latest tenant & property information
- Assist with marketing of properties (organizing photos, creating listing drafts, updating property information)
- File & document organization, Excel projects, creating and editing PDFs
- Pulling information from MLS & local government websites
- Calling & faxing utility companies to set up/remove service
- Accounting tasks - bill pay, accounts receivable, journal entries, etc.
- Other tasks as needed


Attributes:

- Quick learner
- Ability to take constructive criticism & feedback and improve on it
- Experience working in US company / US work culture
- Punctual, on time, responsive

Skills Required:

- Phone handling, comfortable on phone speaking English
- Familiarity with Zillow, Apartments.com, Showmojo, or other property marketing software
- Dropbox, Google Drive or shared drive experience
- MS Office Suite + PDF
- Must be able to take and receive calls to/from the US using a Google Voice or Skype phone number.
- Experience with Builidum or similar property management software
- Fast, consistent internet connection
- Property management experience
- Docusign, Dotloop, or other document preparation software

Skills Preferred

- Basic accounting or billing knowledge a plus
- General knowledge of US real estate
- Experience working with US municipal / city offices
- Experience working with a real estate agent or broker
