JOB OVERVIEW

We are seeking a highly skilled and experienced Virtual Assistant (VA) with expertise in short-term rental (STR) management to assist in managing and optimizing our ~5 listings and rental properties.

The ideal candidate will have deep experience with Airbnb, VRBO, Upgrade to see actual info, and other platforms and be comfortable learning the nuances of mid-term rentals (MTRs).

The VA will be responsible for guest communication, pricing optimization, platform management, and building relationships with insurance companies to secure long-term mid-term rental clients. This role will start part-time with the potential to transition into a full-time position.

Key Responsibilities:

Short-Term Rental Management (STR)
Guest Communication & Relations:

* Respond to inquiries, manage bookings, and handle guest concerns professionally and promptly.
* Monitor and respond to guest reviews to maintain high ratings.
* Ensure seamless check-in/check-out experiences for guests.

Platform Management:

* Manage and update listings on Airbnb, VRBO, Upgrade to see actual info, and Google Vacations.
* Optimize property descriptions, photos, and pricing strategies using tools like PriceLabs.
* Ensure all property information is accurate and up to date.

Operational Support:

* Coordinate with cleaning and maintenance teams.
* Utilize software such as Guesty, OwnerRez, IGMS, or Breezeway for property and guest management.
* Handle refund requests, cancellations, and disputes when necessary.

Mid-Term Rental (MTR) Growth & Networking
Lead Generation & Business Development:

* Research and contact insurance companies to establish relationships and secure long-term rental clients.
* Build and maintain a database of contacts for corporate housing opportunities.

Marketing & Outreach:

* Assist with marketing efforts to attract long-term tenants.
* Research local market trends for mid-term rental demand and pricing strategies.

Additional Responsibilities:
* Work collaboratively with the client to streamline rental operations.
* Assist in implementing automation for bookings, communication, and pricing optimization.
* Provide weekly reports on booking performance, guest feedback, and revenue trends.

Qualifications & Skills Required:
* Prior experience in short-term rental management is a MUST.
* Hands-on experience with Airbnb, VRBO, Upgrade to see actual info, and pricing tools like PriceLabs.
* Knowledge of Guesty, OwnerRez, Breezeway, or similar STR platforms.
* Strong written and verbal communication skills in English.
* Ability to multitask and handle guest communication, booking issues, and property management efficiently.

Self-starter: Ability to work independently with minimal supervision.
Bonus: Experience in mid-term rental lead generation and networking with insurance companies.

Work Schedule & Compensation:
Initial Role: Part-time (re-evaluation after 90-days)
Hours: Flexible, but availability is required to manage guest inquiries promptly.
Compensation: (Php 33, 500 - Php 42,000)
