The Deal Analyst is responsible for identifying, analyzing, and evaluating real estate investment opportunities based on predefined criteria. This role requires an experienced VA with a strong background in real estate deal analysis, market research, and financial modeling to support the acquisitions team in making data-driven investment decisions.
Key Responsibilities:
1. Deal Sourcing & Analysis
- Identify and evaluate potential real estate investment opportunities from MLS, wholesalers, and off-market sources.
- Analyze property details, ARV (After Repair Value), renovation costs, and potential profit margins.
- Use predefined formulas and tools to assess deal feasibility.
- Filter and prioritize deals based on company buying criteria.
2. Market Research & Data Collection
- Conduct comparative market analysis (CMA) using MLS, Zillow, Redfin, and other real estate tools.
- Research neighborhood trends, property values, and investor activity.
- Identify emerging real estate investment markets and opportunities.
3. Offer Preparation & Submission
- Assist in drafting and submitting offers to sellers, agents, and wholesalers.
- Track all submitted offers and follow up on negotiations.
- Adjust offer strategies based on market trends and competition.
4. Reporting & Documentation
- Maintain a detailed Deal Pipeline in Notion
- Provide daily/weekly reports on new leads, offers made, and deal status.
- Update Acquisitions Lead on deal progress and necessary adjustments.
5. Communication & Coordination
- Collaborate with the Acquisitions Lead and Transaction Coordinator to ensure smooth contract execution.
- Maintain organized records of deal-related documents and correspondence.
- Communicate with real estate agents, wholesalers, and other deal sources.

Required Qualifications:
- **Experience: Minimum 1-2 years as a real estate VA, deal analyst, or similar role.
- **Technical Skills: Proficiency in real estate valuation tools (MLS, Zillow, Redfin, PropStream, etc.).
- **Analytical Ability: Strong understanding of real estate investment metrics (ARV, ROI, Cap Rate, etc.).
- **Communication: Excellent written and verbal English skills.
- **Organization: Ability to manage multiple deals and prioritize effectively.
- **Software Proficiency: Experience with Notion, CRM tools, Google Sheets/Excel.

- **Deals Analyzed Per Week:** Minimum of 50 properties reviewed.
- **Offers Submitted Per Week:** Minimum of 10-15 based on criteria.
- **Accuracy Rate:** Maintain at least 90?curacy in deal analysis and projections.
- **Response Time:** Ensure all deal-related tasks are completed within the assigned deadlines.
