Property Research Analyst

Are you detail-oriented with strong analytical skills? We are looking for a Property Research Analyst to join our team. This role involves researching potential investment properties, analyzing key financial metrics, and uploading data into our system to support our real estate and Airbnb investment decisions.

Responsibilities:
Property Research & Data Collection:
-Identify and evaluate potential investment properties using websites and tools provided.
-Gather critical property details, including location, square footage, and market trends.
-Assess property conditions and estimate potential rehab costs.

Financial Analysis & Valuation:
-Calculate the After Repair Value (ARV) based on comparable sales data.
-Estimate rehabilitation costs using predefined criteria and market research.
-Use our in-house Airbnb revenue calculator to project short-term rental income.
-Analyze cap rates, cash-on-cash returns, and overall profitability of properties.

Database Management & Reporting:
-Accurately input property data, financial projections, and investment insights into our database.
-Maintain organized records of all researched properties.
-Provide reports and recommendations to the acquisitions team.

Qualifications:

-Strong analytical and research skills with attention to detail.
-Experience in real estate investing, Airbnb analysis, or property research is a plus.
-Familiarity with ARV calculations, rehab cost estimation, and rental income projections.
-Proficiency in using online property listing platforms (e.g., Zillow, Redfin, PropStream, MLS).
-Ability to work independently, meet deadlines, and maintain accurate records.
-Experience with spreadsheets, databases, and financial modeling tools.
