Gig Title: Master Plan Development for Gated Community

We are seeking an experienced professional to develop a comprehensive master plan for a gated, secured community on a 106-acre property. The project will be divided into three phases, each representing a group of plots. The master plan will include a mix of residential units and various amenities to enhance the living experience.

Project Overview:

Location: 106-acre property divided into three contiguous plots.
Phases: Three phases of development, each representing a group of plots.
Responsibilities:

Master Plan Development:

Design and construction planning for 1-story, 2-story, 3-story, and townhouse (duplex) units based on provided floor plans.
Integration of all five types of floor plans into the master plan.
Planning for amenities including a grocery store, 9-hole golf course (if feasible), park, international school, retail spaces, movie cinema, bank, beauty shop, barber shop, small business hub space for rent, and community center for events.
Establish security measures for a gated community.
Develop a Homeowners Association (HOA) fee structure.
Ensure all necessary infrastructure (roads, utilities, etc.) is in place.
Incorporate sustainable practices and materials.

Deliverables:

Comprehensive master plan including all phases and amenities.
Detailed site plans for each phase.
Floor plans for all residential units - I will send you the 5 models we are selling so you can plan them and scale them to each phase.
High-quality video renderings of the master plan and key areas.
High-resolution renders of the masterplan and amenities.

Qualifications:

Proven experience in master planning and community development.
Strong understanding of residential and commercial construction.
Ability to create detailed and comprehensive plans.
Experience with sustainable development practices.
Excellent communication and project management skills.
