About the Role

As a Property Acquisition Analyst, you will play a critical role in identifying and evaluating real estate opportunities that meet client requirements. Your primary responsibilities include conducting due diligence, analyzing property potential, and collaborating with clients and agents to facilitate successful acquisitions. This role requires attention to detail, a proactive mindset, and the ability to handle data and insights to guide clients in making informed investment decisions.

Key Responsibilities
• Due Diligence and Property Evaluation
- Conduct thorough due diligence checks on shortlisted properties, including evaluating location risks (e.g., flood, bushfire, heritage, public housing, insurance, and transportation noise).
- Research property details such as price guides, rental appraisals, and property history by calling agents or performing online research.
- Qualify off-market property leads by gathering essential details from agents.
- Prepare Comparative Market Analysis (CMA) to assess the estimated value of a property

• Property Search and Client Support
- Search for properties that meet client criteria, including location, number of bedrooms, proximity to amenities, and potential rental yield, using platforms like realestate.com.au and domain.com.au.
- Prepare property presentations for clients, including walkthrough videos and detailed property summaries via Rundl posts.
- Set up suburb searches using research and tools, creating tailored property search URLs based on client needs.

• Stakeholder Communication and Coordination
- Monitor direct communications with clients, agents, and other stakeholders, ensuring timely responses and follow-ups.
- Schedule property viewings for buyers’ agents and clients based on availability and interest.
- Conduct annual check-ins with previous clients to explore opportunities for additional property purchases or investments.

• Research and Analysis
- Perform cash flow analyses for clients to align property choices with their financial capabilities.
- Conduct detailed suburb research to identify the most profitable areas and align findings with client criteria.
- Identify opportunities for process improvement and efficiency in property searches and reporting.

Other Responsibilities
- Make necessary process suggestions and improvements which can help the team.
- Contributes to team effort by accomplishing related results as needed.
- Perform other related tasks and duties that may be assigned by the client later on.

About You

3+ years in real estate, property analysis, or a similar role.
Strong analytical and research abilities, with proficiency in real estate platforms like realestate.com.au and domain.com.au.
A thorough and detail-oriented approach to due diligence and property analysis.
Excellent verbal and written communication skills to engage with clients, agents, and other stakeholders effectively.
Proficiency with tools such as Google Sheets and Asana and experience with property search tools is an advantage.
Proficiency with tools such as HubSpot is good to have.
Ability to work independently and prioritize tasks to meet deadlines.
A commitment to understanding and meeting the unique needs of each client.
