?? Overview
We strive to maintain excellent guest experiences. It’s important to have a hospitality mindset and provide warm, accommodating, and personalized interactions. Currently, we have 50 properties, however, we plan to acquire more.
The STR Manager is expected to be reliable and accountable. We also need a creative thinker and an out-of-the-box problem solver all while providing a high level of support to future, current, and past guests.
This is a 1099 Contractor role and hours will fluctuate week to week, depending on the number of reservations, inquiries, messages, and tasks scheduled.

?? Important Information
While there is a great deal of flexibility with this job, this role is not for everyone, there are some minimum requirements that need to be met along with a general understanding that the role is estimated to be ***85% reactive work and 15% proactive work.
Weekly Hours: range from 40-50 hours per week
Available Hours: 9:00am-9:00pm EST, 7 days/week (including holidays)
Nights, Weekends, Holidays: there will be times that work will need to be completed on nights, weekends, and holidays - the STR Manager needs to be understanding of this availability - and with proper planning, some of this can be limited
***Reactive vs. Proactive
Reactive includes things like: guest messaging, last-minute reservations, new booking inquiries or reservations, resolving property damages, etc. Reactive work also includes creating tasks as it relates to new bookings. There are varying levels of reactive work, including things that need to be done right away and things that can be done at a more convenient time.
Proactive includes things like: scheduling upcoming maintenance, confirming cleanings with the property cleaners, and ensuring the property is ready for upcoming check-ins.
?? Role & Responsibilities
The ideal candidate must be very comfortable with technology and be a strong communicator - both in written form and verbal
Ability to ask clarifying questions to dive to the root of an inquiry or issue
Provide prompt guest support
Update, change and maintain all internal STR documentation as things evolve
Take ownership and responsibility of STR management
Add, update and complete tasks including tasks related to reservations, repairs, regular maintenance schedules (monthly/quarterly/annually), etc.

? Example of Tasks
Every day is different, here are some examples of tasks.
Check-In/Check-Out coordination
Responding to messages/questions
Make sure the property is ready for next guest(s)
Configure Schlage lock access/cleaners are scheduled/no damages
Address noise complaints
Schedule routine maintenance
Process reservation change requests
Update internal documentation and canned guest messages
Coordinate last-minute property repairs
Inventory and ordering/stocking of supplies
Check-In Days: times vary, must be available to monitor the property and messaging on/around the time of check-in just in case the guest needs anything
Check-Out Days: times vary, must be available to communicate with cleaners, guests, and any needed vendors starting from an hour before check-out until after the property is ready for the next guests

Use of a personal smartphone with a minimum set of installed apps for managing the properties
Notifications enabled daily during the hours of 9a-9p EST
