Job Title: Disposition Specialist

Job Summary:

Compensation:
Base salary plus commission on successfully closed deals.
$700-$1500 USD per month base plus commission
On Target earnings of $30,000-$60,000 USD per year
Opportunities for bonuses based on performance and achieving sales targets.

We are seeking a highly motivated and results-driven Disposition Specialist to join our real estate wholesaling team. The ideal candidate will play a pivotal role in managing the sale of properties under contract, building relationships with buyers, and maximizing the value of each deal. This position requires strong negotiation skills, a deep understanding of the local real estate market, and the ability to thrive in a fast-paced environment.

Key Responsibilities:

KPIS
1 email blast per day
2 facebook posts per day shared to all relevant groups
100 calls per day
100 texts per day
25 buyers added to list per week
All deals assigned within 3 days of signing

Property Marketing:
Create and execute marketing strategies to advertise properties to a network of real estate investors and cash buyers.
Utilize platforms such as email campaigns, text, phones, social media, MLS, and other real estate marketing tools.

Buyer Relationship Management:
Develop and maintain strong relationships with cash buyers, investors, and agents.
Build and continuously update a database of qualified buyers.
Communicate property details, run comparables, and provide investment insights to buyers.

Negotiation and Sales:
Negotiate with buyers to achieve the highest possible price for properties under contract.
Draft and execute purchase agreements, ensuring all terms are clearly communicated and agreed upon.

Market Research:
Stay informed about market trends, including property values, buyer demand, and local regulations.
Analyze buyer feedback and market conditions to adjust marketing and sales strategies.

Transaction Coordination:
Work closely with transaction coordinators and title companies to ensure smooth closings.
Address and resolve any issues that arise during the closing process.

Team Collaboration:
Collaborate with acquisition specialists to understand property details and seller needs.
Provide regular updates on buyer interest and the status of dispositions to leadership.

Key Attributes
Excellent Verbal and Written English, Plus if you can speak spanish, needs to be super fluent, with little to no accent.
Communicative: Maintains clear and open communication with team members and clients.
Organized: Manages tasks efficiently and keeps meticulous records.

Proactive: Takes initiative in follow-up and identifying improvement opportunities.
Collaborative: Works well within a team, valuing input and supporting shared goals.
Adaptable: Adjusts quickly to changes in the market and team dynamics.

Qualifications:
Proven experience in real estate wholesaling, sales, or a related field.
Strong understanding of the local real estate market and investment principles.
Exceptional communication, negotiation, and interpersonal skills.
Ability to build and maintain relationships with a wide range of buyers.
Must but Phrase “Blue M&M’s” in cover letter to be considered
Proficiency in CRM tools, marketing platforms, and google office suite
Experience with follow up boss crm helps
Self-motivated, goal-oriented, and able to work independently in a remote or in-office environment.
Positive can do attitude.

Preferred Skills:
Familiarity with real estate contracts and closing procedures.
Experience in digital marketing, particularly in real estate.
Bilingual skills are a plus but not required.

Compensation:
Base salary plus commission on successfully closed deals.
$700-$1500 USD per month base plus commission
On Target earnings of $30,000-$60,000 USD per year
Opportunities for bonuses based on performance and achieving sales targets.

Schedule:
Full time Monday through Friday 9pm to 6pm CST, additional hours or flexible times may be required depending on business needs at the time.
