JOB OVERVIEW

We are seeking an experienced Real Estate Accountant & Bookkeeper for a full-time remote position managing Real Estate development company, RV park property management, and CEO personal finances.

The ideal candidate combines analytical expertise with adaptability - someone who is methodical yet action-oriented, cooperative yet independent, and patient with details while driving results. Must be comfortable with multiple revenue streams and demonstrate both stability and ambition in their work approach. ** Key Responsibilities **

Financial Transaction Management
- Record income from multiple revenue streams
- Track expenses across property renovations, maintenance, and guest amenities
- Process contractor and subcontractor payments
- Manage security deposits and refunds
- Reconcile payments from multiple platforms

Accounts Management
- Track and categorize expenses for each property/project separately
- Monitor construction project costs against budgets
- Process supplier invoices for renovation materials
- Manage payroll for maintenance staff and cleaning crews
- Handle utility bills, property taxes, and insurance payments
- Process 1099s for contractors and service providers

Property Investment Tracking
- Maintain records of property acquisition and selling costs
- Track renovation expenses and capital improvements
- Monitor mortgage payments and loan balances
- Document property depreciation for tax purposes

Construction Project Accounting
- Track costs by project and category (materials, labor, permits)
- Monitor progress payments and retention
- Process contractor and subcontractor invoices

Tax & Compliance
- Organize documentation for multiple business entities
- Categorize deductible expenses for each business activity
- Maintain records for property tax assessments
- Prepare documentation for tax filing

**Requirements**

Experience:
- Minimum 1 year of QuickBooks Online (QBO) experience.
- Minimum 1 year of USA real estate accounting experience with a property management, house flipper, and/or general contractors
- Experience with project management

Software Knowledge:
- Intuit QBO (required) & Xero (optional)
- One or more property management apps, ex: Stessa, AppFolio, Buildium, RentRedi
- One or more project management tool, ex. Asana, ClickUp, Monday, Trello, Notion

**Work Schedule & holidays**
This is a full-time position Mondays to Fridays USA Pacific Time.
