Job Title: Spreadsheet Designer for Real Estate Investment Tools
Job Type: Freelance/Contract
Location: Remote

Overview:
We are seeking an experienced and detail-oriented Spreadsheet Designer to create a suite of intuitive, functional, and visually appealing spreadsheets tailored to support real estate investors. The ideal candidate will have expertise in designing user-friendly tools with automated formulas, dashboards, and interactive elements to assist with financial planning, property analysis, team management, and more. This project involves building individual spreadsheets and centralized dashboards that integrate seamlessly for a comprehensive user experience.

Responsibilities:
Spreadsheet Creation:

Develop user-friendly spreadsheets to support real estate investing tasks, including financial health assessments, cash flow tracking, deal analysis, team management, and funding strategies.
Incorporate automated formulas, conditional formatting, and charts/graphs for dynamic and accurate outputs.
Feature Integration:

Build tools with interactive elements, such as dropdown menus, sliders, and editable variables for easy customization.
Design centralized dashboards to summarize key metrics and link individual tools for seamless navigation.
Project Scope:

Create tools such as:
Net Worth Calculator
Income & Expense Tracker
Property Deal Analyzer
Team Communication Planner
Savings Growth and Investment Trackers
Hustle Income Calculator
Develop a "3-Step Property Funding Framework" dashboard that integrates savings, investments, and earnings.
Design & Usability:

Ensure all spreadsheets are clean, intuitive, and visually appealing.
Provide clear instructions for user input and navigation.
Add error-handling features, such as conditional formatting to flag invalid inputs or variances.
Testing & Refinement:

Test all tools to ensure accuracy and functionality.
Incorporate feedback to refine designs and enhance usability.
Requirements:
Technical Skills:

Advanced proficiency in Google Sheets and Microsoft Excel.
Strong knowledge of formulas and functions (e.g., SUM, PMT, FV, IF, INDEX/MATCH).
Experience creating dashboards with visual elements (e.g., charts, graphs, progress bars).
Familiarity with real estate or financial modeling (preferred).
Design Skills:

Ability to design aesthetically pleasing and intuitive layouts.
Experience integrating interactive elements, such as dropdowns, sliders, and editable fields.
Communication:

Strong communication skills to understand project requirements and provide progress updates.
Ability to document spreadsheet features and instructions clearly.
Experience:

Previous experience designing tools for financial planning, business operations, or real estate-related projects is highly desirable.
