Requirements:

Must have at least 4 years full time experience in mortgage industry
Bilingual is a plus: English is a MUST

Good organizational skills, along with substantial knowledge of guidelines and procedures for all types of mortgage loans offered by the bank, are critical.
Interpersonal skills are critical as this position is customer and Realtor focused and works with other staff within the department.

This position requires excellent communication skills, as incumbent will have face to face and phone interaction with customers and referral sources, so must be able to communicate with these individuals with respect, courtesy, and appreciation for doing business with the bank
Duties and Responsibilities include the following.

Manage/Own a loan from the Lead to Contract to Closing..
Make Weekly Status Calls to “Loans In Process”(Tuesday)
Make Weekly Status Calls to “Looking For Home” Prospects(Thursday)
Make Weekly Status Calls to “Looking For Home” Prospects(Thursday)
Structure loan programs for clients(VA, FHA, Conventional, USDA, Jumbo, Alt Credit)
Provide mortgage payment estimate to client and Realtor
Pull and Review Credit (Order Rescores, Analysis, etc.)
Instruct clients on how to improve credit
Run AUS systems including DO, LP, and GUS
Read Product Guidelines
Price loans
Minimum monthly 20 files to close within 22 days of executed contract
Get the sign borrower authorization within 20 minutes of receiving the lead
Pull Client credit and Analyze the credit report within 20 minutes of receiving the lead
Most be able to get all necessary documents from borrower within 24 hours
The structuring of loans and the calculation of income, credit, asset, borrowers Running and review loans through various systems for credit and automated underwriting, Reviewing asset statements, paystubs, tax returns and other documentation provided by borrowers for large deposits, accuracy and to ensure that the documentation is complete. Complete clients Loan application accurately. After confirming the data, prepare & Send pre-approval letters for customers and/or realtors within 6 hours.
Give client and realtor mortgage payment estimate daily within 20 minutes of receiving the request.
If a Refinance Loan property profile need to pull and run Fraud Guard/Risk Analysis
Weekly phone call, email and text message update& ask for referral.. Update all Customer Relationship Manager (CRM) with Relevant notes and update clients & realtor partners every time the file is touch by you within 20 minutes.
Pipeline management; assuming multiple loans in a fast-paced work environment, following up with past client in database
Communicate with applicants to obtain all pertinent information. This guides clients through the mortgage process ensuring important dates are met.
Assist with obtaining condo information, Realtor contact information, Attorney fee sheets and insurance binders
Assist with ordering appraisals and title, Insurance, order gift to clients and all parties involve
Perform credit and collateral risk analysis to ensure compliance with guidelines.
Sending Initial Disclosure out and following up with client to sign them within 24hours of executed contract received
Draft letter of explanations for client to the underwriter
Communicate with processors one all conditions have been met to review loan application and conditions submitted to underwriting
Prepare preliminary figures for closing disclosures and send to customers with finalized fees prior to final approval
Track to confirm receipt of Closing Disclosure delivery to borrower and make sure client sign them within 20 minutes
Work with manager for any rush requests if needed
Call client & Help sign Initial Disclosure& Docs need to sign with pen (WITHIN 24 HOURS OF RECEIVING EXECUTED CONTRACT)
Communicating / Updating realtors re: client files when they call in daily.
Move the client file in the correct Milestone before exit client profile.
Add note to CRM daily about conversation& Documents. Updating Customer relationship system app as documents are received within 30 minutes.
Add & Attach realtor partner and referral partner in client on the correct Customer relationship Management, Loan Origination system & any other system within 1hours of receiving the file.
Creating & Obtaining verification of employment (VOE’s) for clients .Request Verification of Employment (VOE) via Fax, email and electronically through 3rd party and get the complete sign verification of employment VOE within 24 hours.
Communicating with clients to see which job is current and which is prior before sending verification of employment (VOE) if not clear.
Help client with bank access letters and calling them in to sign it
Calling Client in to sign LOAN documents. within 10 minutes of sending it and make sure client sign it within 30 minutes
Help client Create online bank access, pay check access, w2 access, 401k access, Help client create email address for clients if they do not have one already.
Put all your appointment in calendar AND TASK REMAINDER of CRM & OUTLOOK& Any other software or platform that company uses and determine.
Phone Call & Text Message to all previous day missed call OF CLIENT TO COLLECT DOCUMENT &PUT CONVERSATION IN CRM within 15 minutes

EMAIL
& CALL CLIENT & REAL ESTATE AGENT TO LET THEM KNOW DOCUMENTS IS RECEIVED & UNDER REVIEW every day within 10 minutes of receive it . PUT NOTE IN CRM every times you touch the file .
Take message & transfer phone call to team as needed. Message team on company phone system or any communication system the company uses
Obtaining needed documents for the process (includes making copies & scanning them to client’s electronic folder with the proper file name format)
Move the client file in the correct Milestone and update milestone audit date before exit client profile within 10 minutes.
Obtain and assemble complete loan package in proper order for underwriting. Verify all required documentation (pre-underwrite) in the file. Complete required loan checklist.
Work with processor to Provide closing package and the signed Closing Disbursement and all of the Post Closing Checklist /Quality Control Checklist documents/Post closing within 48 hours of loan closed
Set up to do activity for the next day.
