GROWTH OPPORTUNITY FOR REAL ESTATE VA'S

We are seeking a talented Virtual Assistant with strong knowledge of U.S. real estate markets and creative finance techniques to join our team. Pay will increase over time as we expand if you are the right fit. Eventually will split this role into multiple and would like to have a manager

This is an ideal position for someone who has experience in real estate underwriting, understands numbers, and can support marketing initiatives for wholesaling and disposition. The successful candidate will not only analyze property deals but also create attractive marketing packages and coordinate property posts in real estate groups on Facebook.

Key Responsibilities:
Underwrite Wholesale Real Estate Deals:

Analyze leads by evaluating comps, repair costs, ARV, and other financial metrics.
Assess creative finance deal structures, including Subject-To and Seller Financing.
Determine exit strategies for each deal to optimize profitability.

We simply require some type of experience but will also train you to specifically how we do it

Create Marketing Packages:

Develop marketing materials for deals (e.g., deal flyers, property summaries, investor overviews).
Highlight property details, investment potential, and creative financing options.
Ensure that marketing packages are visually appealing and contain accurate financial data.
Marketing and Disposition Assistance:

Manage and distribute deal packages to our buyers list.
Post deals to relevant Facebook groups and online forums to reach prospective investors.
Coordinate with the team to ensure smooth and timely communication with buyers.

Support in Social Media and Email Marketing:

Assist in creating content and posts for Facebook and/or other social media platforms.

Requirements:
Experience in U.S. Real Estate Underwriting: Must understand U.S. real estate market dynamics, particularly for wholesale deals and creative finance (Subject-To, Seller Financing, etc.).

Strong Analytical Skills: Able to evaluate property values, calculate ROI, and analyze cash flow potential for different deal structures.

Marketing Experience: Ability to create visually appealing marketing packages and manage social media posts for real estate deals.

Excellent English Communication Skills: Written and verbal proficiency to communicate clearly with team members and potential buyers.

Proficient in Real Estate Software: Familiarity with tools such as MLS, Zillow, Redfin, PropStream, or similar.

Social Media Savvy: Experience with Facebook, particularly posting in groups and managing posts related to real estate.
Preferred Qualifications:

Prior experience with Creative Financing Deals: Experience in underwriting and/or marketing Subject-To and Seller Financing deals is a big plus.

Design Skills: Ability to use design tools like Canva, Photoshop, or similar for creating property marketing packages.
Understanding of Real Estate Terminology: Familiar with terms like ARV, comps, ROI, NOI, etc., and their application in real estate transactions.
