JOB OVERVIEW

Executive Management RockstarVA with experience in underwriting and analyzing properties for a real estate investment company. The ideal candidate will assist in evaluating potential investment opportunities, conducting market research, financial analysis, and supporting the acquisition process. This role requires excellent attention to detail, strong analytical skills, and an understanding of real estate investment strategies.

Key Responsibilities:
Property Underwriting / Deal Analysis:
Analyze potential multifamily real estate investments through review of property financials, including income statements, rent rolls, and tax documents.
Update financial models to evaluate property financial metrics.
Assist in the preparation of investment materials.
Analyze comparable sales (comps) and rental data to assess investment potential.
Collaborate with the acquisition team to prioritize properties for further investigation.
Maintain accurate records of all underwriting data and property files.
Asset Management
Review property performance reports generated by property management software on a recurring basis.
Extract necessary data from the reports and consolidate into key performance indicators (KPIs) to be shared with ownership.
Pay recurring bills (utilities, internet, etc) and track them within property management software.
Periodically review transactions without matching bills and send them to our team to identify which bill it is associated with, and create a bill if one does not exist.
Administrative Support:
Provide general virtual assistant support including email management, calendar scheduling, and stakeholder communication.
Support project coordination and manage tasks related to ongoing property acquisitions and ancillary activities.
Compile and maintain a list of prospective local subcontractors through online research.
Qualifications:
Strong attention to detail and organizational skills.
Ability to work independently and meet deadlines in a remote environment.
Ability to learn new systems quickly and ask questions when assistance is needed.
Experience in underwriting or analyzing real estate investments.
Strong understanding of real estate financial metrics (cap rates, NOI, IRR, etc.).
Proficiency in financial modeling and analysis (Excel or other relevant tools).
Excellent research skills and ability to learn quickly.
Preferred Skills:
Knowledge of commercial and multifamily properties.
Problem solving skills.
Some experience in real estate acquisitions or investment management.
Familiarity with basic accounting, billing and understanding of financial reports.
