Job Summary:
We are looking for a motivated and dynamic Real Estate Wholesale Acquisition Specialist to join our team. The ideal candidate will have a strong background in real estate, sales, or a related field, with a proven track record of closing deals and excellent communication skills. This role involves identifying, negotiating, and securing properties for wholesale real estate deals. The Acquisition Specialist will work closely with sellers, investors, and internal teams to facilitate successful transactions.
Key Responsibilities:
Lead Generation and Outreach:
Proactively use the leads we provide for you and contact property owners to source potential wholesale deals.
Utilize multiple lead generation channels, such as cold calling, networking, online marketing, and social media. (If necessary)
Develop and maintain relationships with property owners, real estate agents, and other industry professionals.
Property Evaluation and Analysis:
Conduct market research to identify profitable investment opportunities.
Evaluate property values and conditions to determine the profitability of potential deals.
Analyze market trends, property conditions, and neighborhood demographics to assess potential risks and returns.
Negotiation and Contract Management:
Negotiate purchase agreements and contracts to secure favorable terms for acquisitions.
Handle objections, build rapport with sellers, and manage negotiations to close deals at desirable prices.
Ensure that all contracts are compliant with local, state, and federal regulations.
Coordination and Transaction Management:
Work closely with the transaction coordinator, title companies, and sellers to facilitate smooth closings.
Track and manage all property acquisitions through the pipeline, ensuring deadlines are met and issues are resolved.
Customer Relationship Management:
Maintain consistent follow-up with leads through CRM software, ensuring effective communication and building long-term relationships with sellers in case they have other properties they would like to sell.
Reporting and Data Management:
Keep accurate records of transactions, property evaluations, and negotiations.
Report weekly, monthly, and quarterly acquisition metrics to management.
Requirements:
Education: Bachelor’s degree in real estate, business, finance, or a related field (*preferred but not required*).
Experience: 6 Months-1 year of experience in real estate acquisitions, sales, or a related field. Wholesale real estate experience is highly preferred. *but not required*
*This job is majority running numbers on properties and negotiations with the sellers.*
Skills:
Strong understanding of the wholesale real estate market, property valuation, and investment principles.
Excellent negotiation, communication, and interpersonal skills.
Ability to work independently, prioritize, and manage multiple deals simultaneously.
Proficiency in CRM software, Microsoft Office Suite, and online research tools.
