JOB OVERVIEW

Nautical Staffing is looking for a Maintenance Coordinator who will work for our Illinois-based client in the property management and investment industry.

The Maintenance Coordinator handles all requests from tenants, employees, or management for maintenance service within a unit or property. They coordinate with assigned maintenance technicians or vendors to complete service and follow-up with tenants or management the work was completed satisfactory. The maintenance coordinator drives the communication between the tenant, management, and vendors and must provide outstanding customer service in a manner that reflects the company’s policies and procedures.

Tenant Relations
• Handles daily maintenance requests via phone calls, texts, e-mails from residents and employees for unit and property issues.
• Follows-up with tenants via phone, texts, e-mails on completion of work orders.
• Provides timely, attentive, upbeat service to residents, and making sure their needs are met or explained in a manner that reflects positively on the company or business.

Facilities Management
• Enters work order requests driven by residents, employees, and management.
• Communicates with maintenance technicians daily on work order completions.
• Send emails and/or make phone calls to clients (vendors, tenants) regarding various matters.
• Purchases materials and services as requested by work order or management.
• Schedules turn of apartment, clean-up to market ready.
• Regularly inspect property to ensure it is in good working order; common areas are clean and well maintained, and the building meets requirements.
• Ensuring quality control standards are consistently met. Keeping track of supply and material inventories.

Other Duties
• Ensure compliance with the company policy, as well as federal and local regulations.
• Encouraged to attend meetings and/or connect with other employees to share best practices.
• Assist with maintenance special projects as needed as directed by property manager or management.

Qualifications:
• Must have prior experience in maintenance coordination for a US-based property management company
• Superior customer service and relationship management skills are required
• Excellent communication, organizational, and time management skills are required
• Proficiency in MS Office apps is required
• Experience working with Yardi is highly preferred
• Must be willing to work full-time during US Central business hours
