Arrow Residential Properties is a real estate investment company, run by entrepreneurs with decades of experience in real estate. We own and manage a portfolio of over 500 single family rental properties.

We are looking to hire an individual to be a full-time Property Manager Assistant. Below are some of the responsibilities, to which you will receive significant on the job training:
- Review work orders submitted by tenants and assign to the relevant vendors or maintenance techs
- Coordinate with tenants, vendors, and maintenance techs, to ensure that work orders are completed smoothly
- Call utilitiy companies to switch over utilities when tenants move in / out
- Follow-up with tenants who are behind on rent via text and phone, to remind them to pay rent and set-up payment plants
- Prepare the weekly scorecard (summary of operational KPIs to evaluate business performance)
- Monitor our SimpliSafe security system dashboard
- Other miscellaneous workstreams

We hope that the individuals in this role would be long-term employees and therefore, we would cross-train you in other aspects of the business over time, to improve your skills in other areas and enhance your long-term value to the company. We have several employees from the Philippines who are some of our longest tenured employees. Unfortunately two of them are leaving the company for personal reasons, but they will be around for at least a little while to help train you and answer questions.

Some of the software that would be used in this role includes Appfolio, ShowMojo, Simplisafe, Google Suite. All these are intuitive and easily learned by a resourceful individual.

Schedule - Since this role would entail coordinating and communicating with individuals in the US, we are looking for someone who could work full-time, US Central Time hours, approximately 8 or 9am until 5 or 6pm central depending on the flow of work each day. Sometimes there will be days where you may need to work a bit outside of these hours if it's a very busy day. We would like one of the new hires to work Sunday – Thursday and the other to work Tuesday – Saturday, or some combination where we have coverage all 7 days. We could rotate the schedule every couple months, if preferred.

Some traits that we are looking for are:
- Excel / Google Sheets – Reasonable proficiency in excel / Google Sheets is valued
- Experience working in residential property management is highly valued, but not required
- Experience using Appfolio is valued, but not required
- Detail oriented and organized – It's important that you stay on top of the work orders and re-visit ones that are not getting addressed by those you assign them to
- English Speaking – This role would involve daily communication with residents, so need to have strong English speaking and writing skills
- Resourcefulness – Ability to take initiative to attempt to figure out how to solve problems
