JOB OVERVIEW

As a Real Estate Cold Caller, your primary responsibility will be to reach out to homeowners and gauge their interest in selling their property for a cash offer. You will be responsible for managing leads, gathering essential details, and qualifying sellers based on their motivation and property specifics. You'll also be involved in identifying decision-makers through lead scraping, skip tracing, and leveraging tools like Propstream, Zillow, and Redfin to calculate property values and offers. $600/month + bonus for closing more than 5 contracts a month

Key Responsibilities:

Cold call homeowners to gauge interest in selling their property for cash offers.
Follow up with leads, both previously interested and new prospects, to qualify them based on the "four pillars" (motivation, price, property details, and appointment scheduling).
Use lead scraping and skip tracing techniques to find decision-makers' contact information.
Gather lead details from social media, utility records, and other sources, organizing them in CRM systems or spreadsheets.
Identify comparable properties using Propstream, Zillow, and Redfin to calculate After Repair Value (ARV) and Maximum Allowable Offer (MAO).
Facilitate wholesale transactions by connecting sellers and cash buyers, drafting purchase contracts, and sending assignment contracts to buyers.
Close a minimum of 3-4 contracts per month, with opportunities to earn bonuses for exceeding targets.
Requirements:

Self-motivated with a passion for real estate and excellent communication skills.
Proficient in using CRM systems, Propstream, Zillow, and Redfin to analyze and manage property data.
Ability to calculate ARV and MAO and interpret market trends.
Strong organizational skills with attention to detail.
Ability to work independently in a remote setting.
A desire to meet and exceed targets, with a bonus structure available for high performers.
