Real Estate wholesaling cold caller

Overview:
We are seeking a motivated and detail-oriented Property Acquisition Specialist to join our real estate investment team. The ideal candidate will be responsible for reaching out to property owners and negotiating all-cash purchase agreements for properties in our target market.

Key Responsibilities:

Initiate contact with property owners via phone, introducing yourself and your group of investors.
Inquire about the owner's interest in selling their property.
Gather detailed information about the property, including existing mortgages or liens, the condition of the exterior, roof, electrical, plumbing, structural integrity, windows, flooring, kitchen, bathrooms, and any necessary repairs.
Assess the owner's timeline and preferences for selling the property.
Provide reassurance to owners that properties are purchased as-is, eliminating the need for them to make any repairs.
Negotiate purchase prices by discussing the estimated costs for necessary repairs and updates.
Present and negotiate cash offers, ensuring the owner's expectations are met while aligning with the investors' profit goals.
Handle objections and attempt to reach mutually agreeable terms by exploring middle-ground solutions.
Facilitate the closing process by coordinating with the finance team and ensuring all agreements are signed and understood by the property owner.
Requirements:

Strong communication and negotiation skills.
Ability to ask detailed, specific questions to accurately assess property conditions.
Comfortable discussing financial terms and making offers.
Professional, courteous, and empathetic demeanor when dealing with property owners.
Ability to work collaboratively with a team to get approvals and finalize deals.
Preferred Qualifications:

Experience in real estate or property acquisition.
Familiarity with property evaluation and repair estimation.
Proven track record of successful negotiations and closing deals.
I need experienced cold callers willing to start working for commission-based pay only. You will receive 10% of the wholesale profits YOU bring us.

1st closed contract - will guarantee them an hourly pay plus commission from the deal ($3 an hour)

2nd closed contract - raise to $4 an hour

3 leads per day = $10
6 leads per day = $20
8 or more leads per day = $30
However, these leads should be of high quality, meaning 3/4 pillars should be obtained.
