JOB OVERVIEW

Seeking highly organized and proactive Short Term Rental Virtual Assistant to manage
* Guest communication
* Team coordination
* Essential tasks across 20+ rental property listings.

If you have strong communication skills, are tech-savvy, and can work independently, this could be your perfect role!

Work Schedule:

Rate of Pay: $4.00 - $7.50 per hour (Depending on Experience)
Holidays and PTO: Negotiable

Key Responsibilities:
- Guest and Team Communication:
- Respond to all guest inquiries within 10 minutes.
- Coordinate cleaning and maintenance via calls and texts.
- Resolve guest complaints
- File damage claims
- Create SOPs
- Update SOPs

Optimization & Monitoring:
-Optimize Airbnb and VRBO listings.
- Monitor security cameras.
- Create guest guidebooks.
- Manage or monitor guest reviews.

Listing & Posting Creation:
- Create and manage new listings on Airbnb and VRBO.
- Design social media posts using Canva.
- Manage the direct booking site.

Purchasing & Inventory Tasks:
- Assist with paying vendor bills.
- Research and purchase refillable (e.g., linens, toilet paper, furniture) after approval.
- Help evaluate and research new properties and business opportunities.

Other Tasks:
- Undertake personal assistance tasks as needed.

What We Expect:
- Prompt responses to guest inquiries and polite communication.
- Tech-savviness and the ability to learn new tools quickly.
- Reliability in coordinating tasks and making calls.
- A good sense of what makes rental properties stand out, with some marketing skills.

Requirements:
- Excellent English communication skills with the ability to empathize with guests.
- Proficiency in computer skills, social media marketing, and creative tools like Canva.
- Ability to handle tasks independently while proactively seeking help when needed.
- Strong organizational skills, especially in managing receipts and tracking transactions.
- Creativity in writing listing descriptions, creating photo collages, and making rental listings stand out.

Preferred Qualifications:
- Motivated attitude with effective communication skills.
- Troubleshooting skills and some knowledge of record-keeping and bookkeeping.
- Know how to use the following tools: Streamline PMS, PriceLabs, Breezway, TurnO, other STR Tools.
