Real Estate Acquisitions Lead Manager for vacant land

About us: We are a small real estate investment firm that buys and sells undeveloped land in the United States. This position would work on the acquisitions side of our business. Our process involves texting, calling, and mailing landowners to offer to buy their vacant land. Purchasing the land below market value is essential in this process.


We are looking for someone EXCITED and driven to
get on the phone with landowners who have expressed an interest in selling
do thorough due diligence to evaluate a property
dUpgrade to see actual info on offer price based on property comps in Zillow and Redfin
negotiate an offer price
Aggressively follow up
build relationships with sellers AND feels comfortable negotiating offer pricing


Main Responsibilities:
* Manage leads in Followup Boss, Launch Control and Asana
* Make phone calls to seller leads
* Perform initial research—be able to look up a property, look for topography, call the county, find back taxes, find other comparable sales, understand access to utilities, road access, and more. This is called Due Diligence. Don’t worry—we will train you.

Looking for someone with sales experience, doing due diligence, and comping properties. Familiarity with Launch Control, Followup Boss is a plus.

* Make contact with new leads (and build a relationship!!) Excellent relationships with land Sellers is crucial to our business; over the phone, we want to build immediate trust and make them feel heard and comfortable, and second to that via text and email)

Other responsibilities:
Reviving old leads
Data Management:
Creating new folders in Google Drive
Format new leads and add notes to our CRM
Add deals to our CRM
Analyze deals in Parcel Fact and id.Land, Zillow, Redfin, etc.


WHO

+ You MUST be able to speak clear, fluent English without an accent, work during US Central time hours from 10 am to 6 pm Central, and have impromptu calls with me the same day.
An audio sample and video interview is required.

+ I need someone persistent—a "go-getter!" With our potential sellers, you often have to follow up 10+ times to close the deal!

+ You MUST be able to take direction and run with it. I can only answer little questions sometimes. With that said, I will equip you with everything you need!

+ You MUST be able to give feedback... What's working? What's not? How can we improve our process?

+ You MUST be comfortable making phone calls to land sellers. You must be able to deliver a message over the phone confidently and understand you may not get favorable responses.

+ You need to be comfortable negotiating – over the phone, via email, and text

+ You must be reliable. If you say you will do something, it must be done.



WHAT

+ I am looking for someone to manage the intake process for our land business.

+ WHAT DOES THAT MEAN? When someone responds to our marketing efforts wanting to sell us their land, you will be the person in charge of talking with them, evaluating the property online, getting the purchase agreement signed, coordinating transactions, and handling internal business tasks.

+ The ideal applicant will need little oversight within six weeks of hiring.

WHERE

+ Work from your computer. You must speak fluent, clearly understandable English without a strong accent and work during US Central time hours. You must also be able to work and meet during the US workday as needed. When calling landowners, you MUST be in a 100% quiet environment.
You must have a laptop or desktop in addition. This cannot be done with a phone only.
You must have a consistent strong wifi connection.

WHY, HOW, AND THE REST

+ Pay will depend on skill level.

+ Hours depend on marketing response, which fluctuates. Ballpark 20-30 hours a week. The prime hours for working will be from 10-6 central. These will be busy hours of work. If these hours are not good working hours for you, do NOT apply.
This is a phone-selling position.

+ Paid per hour.
